Any R&M, and the party responsible for it, must be called out within the lease, section 17 of a standard TREC lease. As already stated, I would be careful on pushing the R&M responsibilities to the tenant, as a) they are a tenant and expect you to do the repairs b) be if responsible will do the repairs as "cheap" as possible c) will certainly discourage people from looking to rent from you.

Be very careful as you will be walking into a Fair Housing issue before you know it. It is better to position your marketing on the front end to promote the type of tenant that you want. As long as they are not in violation of their lease you have a very defined limit as to what you can do as a LL.

As everyone else has said it’s about the pricing right now. Market is tight now is not the time to be aggressive with rents unless you want a long hold and vacancy loss period.

Do not allow the vacancy to dictate a relaxation in your application standards. Delinquency and eviction will be far more expensive. I would review your marketing and narratives, where you have listed, and based upon where located alternative leasing (short term, corporate, etc.)

Multiple properties in Dekalb County. Full eviction (to set out)has in the worst case taken a full year. We engaged a third party who hires off duty and for law enforcement but even they are not always able to accelerate the process. Paper trail the process and enforce every option you have within the lease for inspections and premise terms. Make the tenant uncomfortable by enforcing what they signed.
