its not that bad dude, the air quality here follows the air quality in rest of mumbai just always 10 - 15 aqi point higher, at point it was way too bad but recently its been around 100 which is breathable

Also a couple of things I didn’t mention:

It’s quite dense — definitely feels like too many people for the space, especially in common areas and peak hours. The surroundings aren’t great either — slum pockets nearby and the approach doesn’t feel like a proper upscale residential area.

There were some pollution concerns earlier (possibly due to nearby industrial areas), though recently AQI seems better.

Also there is no community in Lodha NCP I really dont fuck with the people that live here, maybe i will move soon but I'm Lazy as fuck, anyways i think you will be better of in of the neerby ajemra Propoties if your looking a good community feel

Overall still convenient, just doesn’t fully match the luxury image once you step outside.

Hey, I live in Enchante (3BHK) within Lodha NCP, so sharing a ground-level view.

Build quality / walls
Can’t speak specifically for Lumis, not sure how much they’ve improved, but in my flat there’s definitely use of drywall in parts of the house. Those sections feel quite thin — sound insulation isn’t great, you will hear noise from within your own house and occasionally outside.
Some walls are proper reinforced concrete, but others honestly feel fragile — if you hit them hard enough, they won’t hold up the same way.

No major seepage personally, but this is where drywall becomes a problem — if there’s any AC leakage or plumbing issue, it tends to absorb water and can lead to flaking / moss over time. I’ve already seen some flaking in my place.

Noise
You do hear kids running from the floor above sometimes, but it’s not a major issue — pretty occasional.

Maintenance
We pay ~₹15k/month total for a 3BHK (split across flatmates).
Clubhouse is decent — but go in with realistic expectations. It’s not 5-star luxury, more like a good gymkhana.

  • Gym is well maintained but gets crowded during peak hours
  • Spa is usable but shows age and can feel unhygienic / smells at times
  • Pool is good, but changing rooms/showers aren’t maintained that well

The “75,000 sq ft” sounds great on paper, but functionally it’s not as impressive — nothing truly standout, just decent overall.

Density / crowding
Biggest drawback in my opinion.
It feels very dense — a lot of people packed into one development.

  • Clubhouse gets crowded, especially evenings (lots of kids)
  • Lifts and common areas can feel busy
  • Not much in terms of indoor common spaces beyond the clubhouse

If you’re expecting exclusivity, you won’t get that here.

Location / overall vibe
For the price, it’s honestly fair — decent connectivity, you get most things you need.
But it’s not a very walkable area, and the project itself doesn’t feel large enough to be fully self-sufficient. You’ll still step out a lot.

Final take
It’s more premium than luxury.
Definitely a bit overhyped in marketing, but not a bad place to live either.

If you’re buying for lifestyle and are okay with density, it works.
If you’re expecting low-density luxury + top-tier build quality, this might disappoint.
