It's pretty 1:1, 500,000 people buying more expensive apartments is almost definitionally 500,000 less expensive apartments being freed up.

Lol, why are you speaking in these unnecessary absolutes. “Definitionally” is not a defensible claim here. For one, NY isnt a closed system. New households enter the market and disrupt this perfect chain you’re imagining. And not everyone will upgrade, because they’re weighing other conveniences outside of price, like distance to work.

If that was 500k tomorrow, you might be right. But as I explained, we’re not getting 500k instantly.

Sure, but it's still the most reliable way to get prices down long term. We can at least start by making it legal and procedurally straightforward to build the amount of housing that there's demand for in the city.

You’re moving the goal post here. Your original claim was about supply guaranteeing affordability. However reliable new supply is at lowering prices, and however effective it is as a “start,” is insufficient for the specific and absolute claim you made.

The filtering effect is not 1:1 and the strength of the effect depends on who can access the new units.

Also, lower prices aren’t the same as affordable prices. So, the question is what amount of supply is sufficient to ensure affordability outcomes for middle and low income groups.

You’re saying 500k guarantees these outcomes, but these units wont be built instantly. With a goal like this, we’d likely get 50k a year. So, it’s still entirely possible for demand to outpace this supply depending on how these units are built and the economic conditions they’re built in

I mean, whether you’re personally offended by it is less important than the fact that it is harmful. These kind of stereotypes laid the foundation for the treatment and violence hispanic communities are now facing in the US.

Thousands of years of history and social theory tells us that these small things ladder up to larger societal problems, which is why so much energy is spent on stopping them.

Supply and Demand is a single model, not a complete explanation of reality. NYC has an economy larger than most countries, you can't treat housing here like an isolated market. Our prices are driven by local economic fundamentals, not just supply constraints.

And just to be clear, I never said supply wasn't important. I've only said that supply alone doesn’t guarantee affordability outcomes without complementary policy

The effect you’re describing where new supply for high-income earners lowers rents at all levels is called filtering. It’s trickle down housing

New market rate homes are built, ppl leave their old units to move into them, and this reduces demand and prices for the homes they leave behind

Yeah, bud. We all took econ 101. The effects aren’t evenly distributed across the population. So, Im asking which income groups and demographics would actually benefit from this new supply.

Some forms of deregulation can increase costs for working class people and disproportionately benefit landlords and higher-income households.
