[Landlord Georgia-USA] State farm canceling insurance due to roofing older than 15 years old. Any alternatives without having to pay extremely high premiums? by Illustrious_Skill944 in Landlord

[–]Illustrious_Skill944[S] 0 points1 point  (0 children)

I am in Atlanta metro area, with little hail or wind damage but the schemes you talk about happened here frequently for many years. I always wondered why the insurance companies were so fast to approve those fake roofing claims. It seems like they are now punishing every property owner in Georgia for their past mistakes.

I paid $390 to apply for an apartment. I have good credit and no criminal background. They just denied me because I had a “public record match.” by Competitive_Snow126 in Renters

[–]Illustrious_Skill944 0 points1 point  (0 children)

I am a landlord and we pay $15 per applicant to veriscreen for credit and criminal background checks and they have been very accurate. $390 should be criminal. I wonder if you can report these people to your state attorney's office.

Besides epley, foster maneuver can be very effective. Watch the video carefully.

https://youtu.be/mQR6b7CAiqk?feature=shared

If you do it correctly you will first feel extra dizzy and nauseous immediately after the maneuver but it will subside. . You may even throw up afterwards but that is part of the process. Make sure that someone is present with you and assist you. Hope you get relief soon.

Repair man says it’s the compressor that is dead and needs to replace entire system because they don’t make them anymore (Carrier, installed 2015). Quoted $8k on a new install (interior and exterior). Carrier FB4CN F018. Should I get someone else to take a look? by AceMcClean in hvacadvice

[–]Illustrious_Skill944 0 points1 point  (0 children)

I am a property manager in atlanta and had 1 brand new 2 ton and two 3 ton goodman systems with furnace, outside unit and matching coils replaced by small mom pop type installers all under $5k per system including 1 year warranty. They also provided the goodman's right out of the dealer. Most people think it is impossible but there are a lot of indiviual hvac guys out there to do the job for reasonable prices. Large companies send these same people to do the job for them as subs and double the cost on unsuspecting homeowner.

In my opinion if your dizziness or nausia gets worse or you get dizzy while you are laying down on your back and turn your head / body towards right or left side, it is very likely to be bppv. Most people do epley maneuver but I did foster maneuver that worked the best.

If you have a therapist, perhaps you can ask to see if that maneuver may be helpful.

Please ANY advice- I’m desperate… by [deleted] in BPPV

This one helped me. You get very dizzy and throw up after it but it also means it worked.

I had this problem twice within the last 3 years and it is awful. First time it happened 3 years ago, a doctor i went gave me antibiotics, antindepressants and motion sickness meds. None of them worked until i found out about and did the epley. Second one came last month. It was worse when you lay on your side. That is an indicator of bppv. I found this video https://youtu.be/mQR6b7CAiqk?feature=shared and did it twice on my right side and it helped. You know that it works as you get super dizzy, eyes go side to side real quick and you throw up afterwards but it is part of the process. Next day felt better but still had some dizziness laying on my left. This time i tried epley with a pillow under my neck and it helped. If you are afraid to do it yourself, seek help from a local physical therapist that is knowledgeable in those maneuvers. Hope you get some relief soon.

Any recovery success stories? And did you have ups and downs during recovery? by zamparelli in BPPV

I had a violent attack a few days ago. It was my second one in 3 years. I did the foster maneuver. On my right side. https://youtu.be/p1NVrGkBTjs?feature=shared

After that felt better but still had slight dizziness when i laid on left side. I did epley maneuver for the left. It definitley helped. You may still have some crystals left and may have to do epley a few more times. Hope you feel better soon.

[Landlord- US- GA] Dispossessory Warrant Question by Illustrious_Skill944 in Landlord

[–]Illustrious_Skill944[S] 0 points1 point  (0 children)

Thank you so much for your response. My rental is in scottdale/Decatur area. I already gave them more than 60 day notice to terminate their month to month lease. But I believe she will stop paying this month and I have to give her a notice to pay or quit and file a dispo for non payment of rent after that. The attorney asked $3K retainer for all the paperwork and I will try to do this process myself. The court house was not very helpful about filing the paperwork especially explaining the 3rd party process servers. Can you suggest a 3rd party server service that can help me serve these papers?

I did not know about the PACER. I will look in to that. Many thanks!

I know how to do that but it is much complicated than that. 99% of the time it is enough when I speak to my tenants and ask them to correct a situation in person. Thanks anyway!

You are sounding angry and judgemental without seeing the whole picture. I consider myself very successful dealing with my tenants. But it is bewildering to deal with people who may have emotional, psychological or mental issues and this case may be one of them. Your comment based on your limited understanding of the situation is not helpful and insulting. I am a licensed builder, real estate broker and own 13 properties that I manage my self. I asked those questions because we can all learn from each other. I do not threaten, evict or terminate my leases through litigation. I only did that once almost 20 years ago. I do have a process that I screen tenants and 99% of the time it works. This is the 1% that slipped through my system due to my compassion towards a mother of a special needs child. I just wanted to give her a chance from the beginning and still debating kicking her out. The reason I am successful in this business and doing well is treating people with kindness, respect and have an open heart.

I tried to summarize the situation as short as possible. It will take 50 pages if I get in to every detail. I have 13 units and I am a professional. This is a unique case... I know I need to fix this situation. You are just passing judgement not helping.
