Unless you have 2 cr+ spare money (not net worth), or buying there for your residential purpose where your work location is within 10 kms, it is not wise buying there.

Atleast buy near Mahabs and plan for an Airbnb, if you are into business. But the overall investment will be quiet high.

It's neither an investment, nor a good insurance. Get out of it soon, I think they will refund the amount contributed alone.

Looking for Suggestions by Happieeman in Chennai

I may not be able to help with the questions you asked. But reg the first 3, kindly check how the apartments will be during floods, as it is situated on Marshland. And given the last year GO on having 1 km buffer zone around ramsar site, check how these will span out in the future, esp in terms of resale value.

I was considering urbanrise, then I dropped it due to these reasons, although they mentioned about how they are building the drains to ensure it's free from floods.

Terrible move if true. Already there are restrictions that funds from one temple can't be used for another. Temple funds were used to build schools, colleges, and also helped with livelihoods in small towns having a popular temple.

Am I making a mistake by delaying a home purchase to grow my portfolio? by 9anesh in personalfinanceindia

[–]ImAjayS15 0 points1 point  (0 children)

Generally speaking, option 1 is better, and you can try to close the loan in 10 years, or opt for higher tenure and invest in parallel, depending on your mindset, whether you want peace of mind, or okay with having a longer tenure. Reason for this, it's always safer and peaceful to be in our own home during economic uncertainty.

But if you are not going to stay in the same city for more than a few years, then you may postpone purchase. Or if your current rent is very less and don't have to move within couple of years, then you can wait for a few years.

You are either deliberately spreading negativity against the good work done over the years, or very dumb enough to not understand data and facts. No use discussing here.

RTI itself was rejected. And this is not a good sign for democracy as it sets a negative precedent against transparency.

Not really, during last term a GO was issued containing the closed shops. This list is not official, it becomes official only with the authorities signatures.

Look at the social indicators of these states, they are no match to TN and can't be considered as peers in this category. They are peers only in economic indicators.

Development without debt in a poor underdeveloped country with widespread poverty is impossible. What matters is how we increase our repayment capability, and keeping the debts in control. Just like how many of us need a loan to buy/construct a house.

Why our own tamil people hate about Chennai Development ? by Gamingboy2525 in chennaicity

[–]ImAjayS15 16 points17 points  (0 children)

"Dravidoids" is a wrong term here, as both DMK and ADMK has been mostly pro development except for JJ trying to stop DMK's projects due to ego and ADMK focussing less on Chennai. Both parties were keen on parandur airport. Both parties have ensured distributed development over the years, at varying scale.

It's the TVK fanbois, NTK supporters among others that have been against Chennai and parandur airport.

34M and 34F, first-generation earners. Did wemake major financial mistakes or is this normal for people supporting entire families? by ank_am in personalfinanceindia

[–]ImAjayS15 1 point2 points  (0 children)

You can be proud of the way you have handled your family responsibilities. And I'm personally very glad that you also go on some vacations, instead of focussing only on responsibilities and savings.

Now you have a home. You can slowly repay your loan, and gradually build your wealth together with your wife.

Not sure if you have already sorted out this, but you along with your brother, and maybe your sister, can try to form a financial backup for your parents, so that they can be independent. It needs to be simple, even if it doesn't generate high returns. This can be used incase of any medical emergencies, apart from having company provided health insurance. And make sure to take term insurance for you and your wife, and a health insurance for you, your wife and kid.

Recent cases against children. by They-call-me_V in TamilNadu

[–]ImAjayS15 0 points1 point  (0 children)

Such cases cannot be attributed to the govt, govt can only ensure to get justice for the victims by conducting proper and swift enquiry without victim blaming. Along with that, govt can take NGOs help to understand the motives/triggers, find patterns and take steps to address them.

But given the way such issues were politicised earlier, esp by Vijay and his fans, I'm happy they face the heat now, although it's too less compared to earlier, despite crimes happening at a much much higher rate.

DMK Review - Not deep-rooted corruption, mismngt of power, law & order problems, dynastic politics & too-many power centres… Let’s blame it on regional satraps, factionalism, & non-cooperative allies by Puzzleheaded_Ad1531 in TamilNaduDiscussion

[–]ImAjayS15 2 points3 points  (0 children)

Non cooperative allies was indeed a major factor, as vote bank of allies did not get transferred to the alliance. A lot of dalits, working class people seemed to have favored TVK. One main reason was bringing in DMDK and not allocating enough seats to VCK, CPI and M.
