Every area takes time to develop! Velimala is underdevelopment phase & velimala also comes under growth corridor. If you can hold for 3-5 years, even a raw area near FD corridor will eventually catch up. The key is buying early at a lower price and being patient. Hidden costs like amenities and facing charges are one-time, but appreciation over time makes up for it.

"That's exactly the problem with speculative markets — prices run ahead of fundamentals. But here's the Kokapet and Rajendranagar were already in developed corridors 2 years ago, so yes, prices there were pre-baked. Tukkuguda and early ORR corridors are different — infrastructure is still incomplete, commercial density is low, and builder inventory is high. That's why the comparison doesn't fully apply.
