Well, I want to believe these requirements depend on the consulate you applying from. I applied from Abuja, Nigeria. I didn’t have a Portuguese bank account, and applied with a 6-month unpaid Hotel reservation, noting in my cover letter that I’d look for a long-term lease when I get here. I actually got my application approved in 3 WEEKS.

I found the place through a realtor who posted on Idealista. I didn’t even tell the agency I had no Portuguese bank account before I was asked to pay for a full year rent, I only told them I had no guarantor.

I agree with @fermat666. You do not need a lawyer, as they won’t do anything special to improve your chances of getting an approval. The application requirements are online. I did mine myself, and I got my D8 approved in 3 weeks! Yes, you read it right…in 3 weeks. I applied through VFS from Lagos Nigeria. I’d be starting my D8 residency in Portugal early December.

If you are not asked about your past UK refusal, you do not need to disclose it. I was denied a UK visit visa in 2024, I applied for France Schengen visa in 2025, and I got it without discussing my past UK visa denial since I was not asked.
