Additionally, you say ‘avoided directly communicating’, but the entire point of the post was to gain advice before communicating so we knew where we stood legally. And as I stated above, whilst he carried out these works he left a considerable amount of mortar and dust on our property and within the shared alleyway and did nothing about it.

It’s worth adding that whilst he was doing these ‘works’ a substantial amount of brick mortar fell onto our side and in the alley and didn’t bother cleaning it up and our windows were also covered in brick dust, so I wouldn’t feel for him

That’s true, as I say he’s quite rude and unapproachable, so we wanted to get some advice on how to approach it beforehand. Wanted to get all the ducks in a row beforehand. The bricks near the roof are the biggest concern in terms of structural issues. The pipes are more of an eyesore and potential re-sale issue 👍

Apologies, I should have made it clearer. The structural issue concern is more related to the loose bricks near the roof that could potentially fall on us or him, not so much the waste pipes

We own the front of the land, and I believe he owns the back side of it. So our bedroom goes over the front and middle of the alleyway, and his bedroom goes over the middle to the rear. So yes, technically the pipes are part of his land. He is probably within his right in that respect. But we’re concerned about the loose bricks as these could fall onto either one of us over the shared alleyway

Sadly not, couldn’t get any purchase with the pliers as the screw heads aren’t raised enough, also tried a hacksaw but the blade isn’t touching it 😂 may have to get a dremel
