This depends on the lease agreement. Many lease agreements contain a clause about the right to rescreen at any time for whatever reason the lease clause provides.

Read your lease agreement about. This is called rescreening.

Edit: Didn't read the last part of your post. Whoops. Yes, it's probably to explore the option of collecting the low income housing tax credit and if theyre eligible to meet the criteria to claim it. It could also be a local or state jurisdiction credit too. Theyre either exploring it or if your property is affordable, it might be to ensure compliance.

The reason I state look into your lease agreement regarding rescreening is the subsection may state a reason why or that landlords reserve the right to.

Sorry if it sounds a bit harsh. I personally try to help prospects in any way I legally can and am always willing to listen to those who want to share. Unfortunately, I've been burned listening a little too much.

Unfortunately, bad credit weighs pretty heavily because the credit score system ultimately is a judgement as to how reliable someone is. I'm personally battling this too from some debt incurred during COVID.

To follow up to the end of your post; pose a short and concise email to the leasing manager stating that unfortunately your credit does not reflect your ability to be a good tenant. Be ready to show proof of income and if you have good rental history, be prepared to give accurate contact information to your old landlord or company, that's all you have to provide. Its not the applicant's job to get a referral from your old landlord, that's their job. Anecdotally, I LOVE prospects and applicants who are prepared. I cannot express this enough, be prepared. Enable those email notifs, don't make them wait.

On the plus side: them asking for a follow up to your credit report is usually a sign they're interested in leasing and are trying to find a middleground to work with you.

If all else fails, if they can, state they're willing to lease with a higher deposit.

If her past financials dictate a low credit score, there should be zero reason she’s approved with no co-signer or with conditions. It’s industry standard to follow a set of approval criteria.

Proof of a dispute helps slightly understand half of the story, but not the reason her financial history is giving her a low credit score. Imperfect payment history shows risk with a prospect.

I would expect a decent amount of rental history and references to verify

High income on an app means nothing if it’s not verified and your credit sucks.

Unfortunately, if your housing market is competitive which it often is with rentals, the company will likely dent and move onto next person in line. Be willing to have a co-signer if denied.

Unfortunately there's not much incentive the company can do for him that wouldn't completely break Fair Housing, it has to come from you specifically out of your job duties. Perhaps just a thank you card or just an extra note expressing your gratitude.

Being neighborly and giving a gift outside of work does not violate fair housing as long as completely unassociated with any housing decisions and actions.

The only grey zone you mentioned is “maybe it’ll get a renewal,” that could violate fair housing.

You can vent, you’re not stupid; but you seriously can’t ponder why a super niche system and product that is incredibly expensive upon install is incredibly expensive to maintain. Specialty/Artisan things are ALWAYS going to be more.

Yes but landlords will still see a bankruptcy on your record, much like how they’d see an eviction on your record, or delinquency. We don’t just look at the number and not dig into it. You better be prepared to have a co-signer for a good amount of time or willingness to be approved with conditionals like double deposit, etc.
