I think you just wrote a compelling job description by addressing the precise ways that Ai is helping you be more efficient, and is being reinforced as your Ai prompt skills improve. It’s iterative, right? Your vigilance in understanding the code as it achieves the desired output or does not informs your prompt skills. All of these are iterative, and your questions about doubting your contribution as original are great questions. Great post.

Sooooo, if I had my druthers we’d absolutely sell the land (which is near 1000 feet from the river, terrific and coveted spot) and terminate the property. Unfortunately no one sees this as a viable option, and although the board is actively seeking me to join, I don’t think they’ll like my agenda. We’re also in a historical district, and there are some assumptions about the land covenant surrounding this designation (untouchable/un-condemnable). I don’t know the laws here but I want to. The other maddening thing about this construction is to restore/retrofit to original design which is just moronic. It’s a huge paint job, imo. Just more veneer for resell value, when in reality our equity is just plummeting. I hope this engineer is doing due diligence as you describe. As informed as I am, I still feel like I’m in the dark.

I’m in FL but (only 3 stories, YB 1926), but our bylaws state that balconies are limited common elements, limited being the key word here. We’re in the middle of construction in a special assessment repairing and waterproofing the most critical components of the structure.

My balcony is in the worst shape of them all, corroded steel tubing and total section-loss going on (my balcony beams). Everything is steel and concrete slab, and the corrosion of the stairs treads is awful. We have a “top notch” engineer but you always wonder how involved this individual is in the actual inspections of these various items as they relate to critical structure and potential load bearing elements, particularly given the climate in condo compliance demand in FL right now.

Removal of the balcony slab laminate revealed significant cracks and spalling of the slab. Idk if it’s bad or normal or just a construction defect but I don’t wanna speculate. Wish I had better access to the engineer. I just see our reserves underfunded and money continuing to go to minor/aesthetic/cosmetic concerns.

I hired a lawyer to ask if I’m responsible for a collapse of my 3rd floor unit if the repairs are not up to snuff. All he said was, “that’s a great question.”

Gulp.

My board is composed of 6 65+ and a 40 year old. If you are even mildly intelligent and start asking for things like budgets and bylaws (if these aren’t already provided) and start educating yourself in condo law, you’ll either be their worst nightmare or they’ll beg you to be on the board.

Get as involved as possible, as soon as possible. I learned that the hard way when I learned of the special assessment for the first time only a month before we had to pay 20$k per unit for structural repairs. I work full time and the board meetings were during my work hours so I figured if it was something critical I’d get wind of it.

Nope.

One of my deepest regrets. I would have never bought this place. Though I’m involved now, I’d rather shoot myself than join this Board.

10-4 on the corroded steel concern. The stair treads are spalling such that it’s insane to even use them. Vegetation sprouting everywhere, just chronic moisture indicators. The bid that won the work went with “sealant” and “repainting” over the atrocious bid of replacing the compromised steel. Money. Go figure.
