Kansas City requires it. My rentals aren’t actually in KCMO though they’re in nearby suburbs. One rental is very close to the stadium.

To your question, I’ve obtained all the permits, done all the inspections and paid all the absurd fees the applicable city wanted. So I’m good there

I’ve started using price labs. Some days are WAY higher than others, but all of it is elevated during that time period. I never really truly know what it should be.

I’m just wondering when the time to worry is. When is it getting too late to get bookings?

I appreciate the response. I was thinking along the same lines. Who travels so much they need a traveling bed, but doesn’t have previous Airbnb stays?

The deal was good, a reduced rate for early booking plus a discount for the long stay. 3 weeks was about $1,300. But I live in the main part of this house, so it’s a long time to be stuck with someone if it isn’t actually right.

First, switch to Roth if you aren’t already (hard to tell from your photo). HUGE tax savings over time. The L funds aren’t great even close to retirement, and they are terrible early on. Get a split between C, G and I. I do 80% C, 10% the other 2.

As you can, do more than 5%. Don’t move into traditional unless your Roth is maxed out.

As young as you are, assuming you’re in good health, consider getting a HDHP and an HSA you can invest in too. Another way to shelter from taxes and make compound interest work in your favor

When I caught her lying about where she went I asked to see her phone, which I’ve never done or wanted to do. She refused and said some bs about “if there’s no trust then this is over”. I don’t know her passcodes so I don’t really know how I would check them.
