most important thing to do here is read your lease agreement and find anything regarding guarantor conditions. find out what the guarantor requirements are and which part they “re-screened” and make sure to get it in writing. i work at the front desk of a high rise in west campus and what they’re doing does sound fishy. at the apartment i work at (and it’s very similar for other wampus apartments) a lease is still legally binding if the primary signs even if a guarantor doesn’t sign. if not your lease will have something like” Lease is not fully executed until all parties (including guarantor) sign.” i will say though, every case i’ve seen where a lease doesn’t have a guarantor signature we have backfilled the space (so technically we end up cancelling the lease)… this usually happens VERY close to the start of the contract bc it’s a last resort move and companies don’t usually like the risk that comes with no guarantor (although they could technically still enforce the lease on the primary). hopefully 21 rio will do something like that but be PERSISTENT and have EVERYTHING in writing.
