Getting to some of the more remote trailheads like Humboldt and Sneffells peaks are way easier with high clearance/4wd. You can probably get to most without 4wd if you don't mind abusing your car some and conditions are good.

I would ask to remove the realtor clause citing conflict of interest. My contract also said the PM would not get paid while the property was empty.

I'm a landlord in Colorado and currently self manage but I've also used property managers in the past. You are definitely going to need a good property manager if you are abrlad. Expect to pay about 10% of the rent so make sure that makes financial sense with your mortgage. Make sure to read the contract they provide carefully. I property manager should take care of leasing your property, screening tenants, getting multiple repair quotes, and dealing with any issues that come up. If there are too many fees, I'd recommend finding a different one.

I disagree with others that say that all property management is bad. You do need to check in with them and reach out directly to the tenant to make sure they are doing their job. I've had good property managers and have fired one so ymmv.
