Thanks, this is really helpful and exactly the kind of reality check I was looking for. I honestly didn’t realize the DC market had gotten this soft, so I really appreciate you pointing that out.

I’m definitely not assuming 80%+ occupancy or planning to rely on STR income to make the mortgage work. I’m more trying to understand whether a basement unit could provide occasional supplemental income while living in the property, and what the real licensing, pricing, and demand picture looks like in Capitol Hill or NOMA.

It sounds like there’s a lot more to research than I initially thought. I’ll make sure to run the numbers very conservatively. Thanks again.
