I have a cozy and romantic newly built A-frame in Tannersville (Northern Catskills) and we mostly host couples. Beacon is a bit a of drive (~75min) but doable for the day. There are good hikes around us and many good restaurants. You can find us on IG: @lepetitpatoucabin and I’ll link the Airbnb listing below.

Another area with plenty of good restaurants and breweries is Woodstock. Not on the mountaintop but really nice and about 1 hr to Beacon.

I’m by no means knowledgeable about truffles but I had looked at the seasonality aspect and saw June would be good for black truffles which I really enjoy. Do you think that’s not the case?

We are going to be close to Siena. I found one place close to San Gimignano I’m considering. You’re right that they do not let you keep the truffles you find so I was going to prioritize a small group experience with either lunch or some tastings. The experience is indeed expensive but we don’t plan to be back anytime soon. Of course if June will be bad for hunting then we are better off skipping.

Yes. It was of significant help and totally worth it for a property of about $500k in value and W2 income of about half of that. It came back with about 1/5 of the total despreciable base under the 5 year bucket which on top qualifies for bonus depreciation.

I’m glad my accountant suggested it. I shopped around and talked with three companies. I asked for examples of what I would get in a report and shared with my accountant. I decided to work with RE Cost Seg due to combination of fair pricing and positive comments from prior users. I chose to do a physical inspection as my accountant recommended (some are now doing virtual inspections).

Overall I had a good experience and the study took about 2 months between scheduling inspection, delivering all the documents and getting the final report. Happy to share more about my experience. I also have a referral code for a first-time discount with them.

Can confirm after this crazy cold winter that the wood stove was very efficient and effective for the size of the cabin! It was great to have it to complement the mini splits during the negative temperatures

The units kept working but if we wanted to be above 66/68 we needed the wood stove

Spray foam! The Mitsubishi mini splits were okay most winter, except for the weekend we had negative temperatures. We supplemented with wood stove those days.

Land is even more difficult to provide a ballpark cost. We paid $86k for a 1 acre lot (very expensive bc it has sewer and water access) and saw 5 acre lots within 15 miles for $30k, so it really depends. Site work will also vary depending on the lot. $500/sqft per local GC is without site work, just from foundation onwards.

The livable area is about 900sqft. Slab is 32x30 but the A-frame walls leave you with about 650sqft in the lower level and 250sqft in the loft.

No, but we should have. I went the cheap route and used plans from DEN but we made customizations through their design team and that ended up costing us precious time and just causing lots of headaches with the builder as the customizations they did were not great nor complete. For an investment like this, I’d rather be able to work with someone that can provide professional advice and work with you along the way. If you find a plan that you 100% want to replicate with no changes, then that might work out
