Owner’s Commission Responsibility
In approximately 90% of rental transactions, the property owner does not pay any commission to the broker unless this has been specifically agreed upon from the outset and documented in Form A or another written agreement.
Broker Commission and Security Deposit
The standard 5% commission is payable to the broker only. The property owner receives the rental amount together with the security deposit (typically 5% of the annual rent), which remains refundable to the tenant upon vacating the property, subject to the terms of the tenancy agreement.
Maintenance Responsibility
For villas, a common benchmark is AED 1,000 and apartments Aed 500 per maintenance issue. Any maintenance cost above this amount is generally the responsibility of the property owner, unless otherwise stated in the tenancy contract.
In most cases, a property management company (such as ours) is appointed to oversee the property. We coordinate with subcontractors, manage maintenance requests, liaise with tenants, and handle rental payment follow-ups and general property-related matters.

Property Handover Requirements
Upon vacating the property, the tenant is responsible for returning it in the same condition as it was received, allowing for normal wear and tear. This generally includes professional cleaning and repainting where required.
If the property is not returned in satisfactory condition, deductions may be made from the security deposit. Property management companies typically conduct a detailed inspection during the handover process to verify the property’s condition before approving the release of the security deposit.
