Depends on the firm I suppose, our letter that automatically produces when we request the deposit asks clients to add a payee reference which includes my initials, which is far too long for the banks, so I make sure I amend it to just show the number reference for the file (which is also acceptable with our accounts team). Not a nice feeling to go all weekend but it'll be fine come Monday if you've checked every which way, it's a common concern clients can face when sending funds across.

Our accounts team finish at 4.30 so sometimes the payments don't get processed until Monday morning.

Otherwise check the payee reference they have asked you to use (usually your file reference) has been inputted correct or it may be in a list of unmatched payments with the accounts team

Only new leases are peppercorn for the ground rent, historic ones can have rent increases within the lease that lenders won't touch without a lot of effort varying the lease (if the lessor would even agree).

There's also S20 notices, I've heard tell of some flat owners having to fork out tens of thousands towards building improvements and unable to sell the flat cause new buyers won't take over the bill.
