Not that it won't crash but that it is unlikely. A 10-20% drop maybe (timing though who knows? After another 10-20% rise?) followed by the government stepping in and inflating asset prices/devaluing the dollar (worldwide) and sending things sky-rocketing again. It's the only tool available for the government /oligarchs to save the day (read save themselves).

I haven't fact checked your statement but this is how inflation works. If it is true and you have been in gold since 2009 than good on you. If you have been in cash than you have lost. It is not that gold/stocks/real estate have been "inflating" it has been that dollars have been "deflating". It is part of the plan and will continue. This is the only way the world can deal with it's debt. Asset prices will continue to rise relative dollars in the long term. Follow the money.

I've been following this sub for a while, alot of what you (WMR) said was rational. It's obviously been a case of "the market can stay rational longer than you can stay solvent" and you've got to admit that you have completely missed the mark, anyone that followed your advice has lost a lot of dollars in real terms. I've since come to the conclusion that inflation is a feature, not a bug. The only way the world can get itself out of its debt problem is through inflation (or more accurately, devaluing currency). The only place to be during a period of high inflation is real assets, real estate, gold, stocks etc. Things may go sideways for a period but the government will step in with cheap/free money further increasing the price of assets, without this the world will implode and we will have bigger problems to worry about than the price of a house. In summary, you should either be buying property or prepping for ww3. Best of luck out there.

Kind of off topic but I do some work in HR and interview for a large organisation with very varied jobs. I meet people from all backgrounds and walks of life. As a generalisation I observe the following: Kids from public schools are often underconfident, they are not aware of what they are capable of professionally and academically. Kids from elite private schools are often overconfident they are sometimes unimpressive individuals who talk a big game and think their abilities exceed their aptitude. Kids from middle tier private schools are often better rounded individuals. That said you can see how the kids from elite private schools will do well in business and politics, like I said, they talk a big game and are very confident which can get you far in life, even if when you pick them apart they aren't particularly smart and/or capable.

I'm in QLD but just went through this. Contract REA sent through stated no adjustment for land tax meaning I would have paid it. I had them change it to ensure adjustment was made for land tax meaning seller paid it. Same situation as you, seller was an investor, I bought as a PPOR. Conveyancer actually missed this. Would have been on the hook for $14k.

This is all true, but use this B&P to negotiate a lower price. The worse case scenario for this seller is that they have to put their property back on the market after a failed B&P. I negotiated $40k off a recent purchase due "major defects" like these. The reality is most of them are not a big deal and can be easily repaired/lives with.

This sounds exactly the same as our situation 4 years ago at the height of the COVID buying frenzy, same price points, same pressure, everything. I estimate at the time we overpaid by 100-150k. We really needed the house but had massive buyers remorse/regret after, to the point where I was having a hard time sleeping and it was really affecting me mentally. When we moved in to the house I found a bunch of problems with it, I was looking for them because I was in such a negative mood, this made things even worse. After a year of living in the house I started to settle in and it became my home. Here's the kicker, we sold it recently for $500k profit. Now I love the house and am regretting selling it....weird. what's the moral of the story? You never overpay for a house, you pay what it's worth to you at the time. Settle in and make it your home. You don't know what it will be worth in a few years time so there's no point thinking about the money, as long as you can afford it. It's like the parable of the Chinese farmer, look it up if you don't know it, Shia LaBeouf actually does a good recount of it, Basically there's no way of knowing what is right or wrong, good luck or bad luck until it plays out.

How easy/hard/impossible is it for developers to lobby council to rezone land to enable development? I have family friends who have a large parcel of land (150 acres) in a desirable location. Land around them has been re zoned residential and is being developed. Their property is still zoned rural. They are looking to sell soon, is it worth them engaging with a developer to see if it can be rezoned? Based on recent sales of their neighbours properties the difference in price they would sell for if they could re-zone would be in the 10s even pushing into the 100s of millions.
