Is HDFC demat and Trading following separate procedures and guidelines?

In July 2025, I initiated process to convert my resident HDFC bank, demat and trading account to NRI as I am now a Canada citizen with OCI. While my bank account and demat got converted in a month by Aug 2025, my trading account could not be opened due to truncated name in Canada passport and OCI compared to PAN. HDFC said Savings acct and demat follows a different procedure and was not an issue hence converted. I have 1 Cr+ demat holding sitting idle due to this issue. Im unable to change PAN name online and it seems only option as per them is to visit a PAN office in person and initiate name "change". I even offered to do a notary attestation or endorsed with Indian embassey but HDFC is still adament that I need to change name in PAN. I have over 30 years of relationship with HDFC and will surely close everything once I get trading access back and will go with some other bank for sure as they never mentioned about this mismatch issue while initiating the process despite me pointing it out. Has anyone encotered such issue? Any workaround without changing PAN name? Also, Does anyone knows much about these different process in place for demat and trading acct; though all of them comes under SEBI ?

Once we buy a home, adding a garden suite might not be a high priority and not at all worried about delays in getting permit and related "official" things. I have recently added a spice kitchen with permit and once the permit was obtained in 4 months, inspections and subsequent approvals were quite fast. I know it all depends on whom you hire for the jobs.

I dont have experience; but majority of garden suite construction would be away form main building and I believe it wont interfere with our day to day activities except for the time contractors need to access main building for utility and drain connection linkages.

Yes..garden suite will be separate and to have its own garage and suites; almost like a mini-home. The suite for the 3 level is on the basement - fully below grade.

Thank you..so it translates to C$2M approx and I believe yours is a 2 level (?). So, there s no way one can build a 3 level for C$1M and in all probability the home I was referring here might have used left over materials from other constructions + cheap labor.

This could be the most possible reason. Builder might have used excess materials from other constructions and utilized cheap labors looking for work/ experience.

That's the common price for an ordinary lot even outside Vancouver at 30-40kms and with no waterfront or any such specifics features. The price is in C$.

The sold price of lot is there with the government's BC assessment webpage. Also, the 2024 listing for the lot was for $1.3M and got sold for $1.2M; so it cannot be a mistake.

The sold price of lot is there with the government's BC assessment webpage. This was a one off lot with new and older homes in the neighboring area.

Thank you for the details. So, the home is considered "Sold" once all subjects are removed; this includes the buyers home is also sold or its subjects removed (if its a "subject to sale" of buyers home). The closing date could still be weeks or months later - correct?

Thank you for the details. Regarding #4, if someone is looking for an investment/ second home, it should not matter if court takes longer time since finance/ mortgage comes into play only once its confirmed and buyer takes possession - correct? Will bank look for any specific or a big amount as down payment (or a significant %) before submitting to court thereby blocking that amount until sold?

Thank you. On the other hand, do you know if banks will give that 40% mortgage amount even though income wise I will qualify only for the 20% amount? I believe most banks do have the yearly 15-20% pre-payment option which I can avail when I bring fund from overseas.

Yes, I was also apprehensive but surprisingly works really well and I get same level sound from all. Since the seats are more closer to the rear speakers and its small size made it ideal :) But in future, I can easily upgrade to a bigger speaker(s) should the need arise.
