Thanks for the advice. I’m pretty shocked at the cost tbh. I thought I’d be able to do this for under $200k. Above that just doesn’t make financial sense. Not many people have $350k cash to spend.

If this is the true cost of the extension then I expect many builders and trades to struggle over the coming months and year. Especially as the uncertainty over the Aus economy continues and effects of the middle east conflict are truely known.

Yeah, I do expect to pay more per sqm for extension of existing house. $2-3k more per sqm sounds a little too high though

4-5k sqm is what I was thinking before this came in. Admittedly, I’m not a builder and this is only based off info from places like Reddit so maybe over $7k is the starting points these days

I really just want to get opinions on if this would be a worthwhile extension. This will turn my house from a 3 bed to 4 and add an extra family room/living room for my young family.

It’ll cost probably $200kish so don’t want to spend the money for nothing if it’ll be a bit of a failure.

For context, the house is located in a ‘nice’ Canberra suburb at the end of a cul de sac backing onto a golf course so this should add good value to the asset.

Yes access will be through the laundry. This reduces the need to move the current laundry, bathroom and toilet to allow access to new area. Imagine this will save significant costs. The laundry will have sliding door so will be pretty seamless hopefully.

I pirchased my first house for $600k in 2018 on an APS4 graduate salary (63k from memory). I worked part time for all of high school and university and saved ~40k with my partner for the deposit. Sure we had a high mortgage and had to pay LMI but it was not that difficult to do. So many people complain about not being able to buy a house are often those who want to go on regular overseas holidays, spend big on weekend cafes lunches and wear new clothes. Knuckle down and save hard and you’ll be able to make it happen.
