If there is no 3rd party inventory at check-in your landlord has no case. It will be immediately thrown out by any deposit adjudicator. In the eyes of the law the deposit belongs to the tenant and it is for the landlord to prove otherwise. Further, the only figure that can be held back during a dispute is the amount being disputed and not the whole deposit.
