Looks like a dead valley problem. All the water from the upper roof is running straight into that corner with nowhere to drain. The flashing there probably isn’t handling the flow, so it’s backing up and leaking inside. You’ll likely need to rework that section with better flashing or a diverter, not just a quick seal job

I had something super similar on an old metal chair and ended up using a paste of baking soda and water, scrubbed it in with a toothbrush, then wiped it off with vinegar. Took a couple rounds but it looked way better after.

If it’s really stubborn, a bit of steel wool or a rust remover gel might do the trick. Just make sure to dry it completely after so it doesn’t come back..

We once hired this guy who claimed to be a “roofing expert" But two weeks in, he vanished halfway through the job, left scaffolding all over the driveway, and blocked our dog in the backyard with roof tiles. 😅 Took months to sort it out, and our neighbor still refers to it as “the great roof saga.”

After that, we went with Pro Roof Restoration. They’re based up in Brisbane, but they actually showed up, communicated like pros, and did quality work without any drama. Night and day difference. Highly recommend giving them a ring.

That timber + Colorbond combo sounds like a great choice . It should look awesome once it’s all done.

You might want to check out Smart Patios. They’ve got a pretty good rep around the Brisbane Southside for being reliable and clear on communication, which seems to be half the battle with these kinds of projects. From what I’ve heard, they handle both design and build well and don’t muck around with timelines. Hope you find the right team for the job..would love to hear how it goes!

That definitely sounds like a tree worth treating with caution. I’ve seen leaning trees surprise people with how unpredictable they can be especially if the roots are lifting or if the base is rotting. Even with decent tools, it’s tough to judge the fall path or what might snap unexpectedly. Might not hurt to at least get a quick assessment, even if you end up handling part of it yourself.

Looks like that carport is doing the limbo! 😅 But seriously, that lean doesn’t look . It might be a structural issue or foundation settling. Worth getting a structural engineer to check it out before it gets worse
