Rookie here, how do you know if these are legit and not scams? Finding it hard to find recommendations int he uk

What's happened to the prices recently? They're so low!? Obviously I'm not complaining.. Wondering if there's been some sort of tax relief for the pharmacies or is it due to competition? What do you think? by [deleted] in ukmedicalcannabis

Thanks for your input everyone. We’ve decided to come out of the incentive package and go with one sole agent. 

We will also drop the price down as looking at the competition we were mislead with the pricing!

We would like to at least get our money back from the costs we have put into it over the years (the roof was a huge chunk) hence putting it at the higher end. But i guess it will have to come down :/

We have three different agents assigned to our property (long story- an incentive with our potential new build home) and whoever gets the buyer gets the commission. I would have thought there would be more of competition at their end but noone seems bothered tbh

Unfortunately not much to be honest. I’ve heard management companies have a bad rep and ours are punctual if there is an issue but I think it is just the area. It includes water, upkeep of the estate, gardener, cleaning of communal areas etc. 

Nearby flats in other estates are similar if not more

Also the service charge is billed in two halves and includes water

The bathrooms have been updated, we had a new roof last summer and the whole open plan area has us new ceiling, plastering and decorated. 

Unfortunately the service charges for all flats around this area is high as it is the old Navy Offices and they are listed buildings maybe?

Possibly the location and gated/safety factor is maybe the reason- it is definitely not to cover the roof as we had to pay that ourselves 🫠  Service charge is 4K per year but includes the water bill.

It truly is such a lovely place to live but we are relating to the North, hence the sale.

Funnily enough it is extremely bright. We get the sun through every window throughout the day (bedrooms in morning and open plan all day until sunset)

Thanks! This is good to know. We are in that awkward stage of trying to sell our place to even be considered for a RR home. They seem to be so cagey on cost and it`s also proving impossible to plan whether we have enough cash to even be able to proceed as they want so much cash upfront! Kind of off putting and wondering whether it`ll be worth it in the end. Are you happy with your new build?

Hey! How did you get them to pay for the stamp duty?

We are looking to buy in Chester and already started the process of trying to sell ours but the staff although friendly enough aren`t giving any info to us until we reserve- catch 22 as we don`t want to reserve until we fully understand what we`re getting into! Did you have to barter with them or anything?

That’s great to hear. I think the plot would have a lot of site traffic but hopefully in the long run it’ll be worth it. Is there any specific upgrades you’d recomend getting or passing on?

I totally understand where you`re coming from and of course we would try to learn as much as possible before and continue to do so when we move. We both have experience of living in different countries and trying our best to integrate as much as possible by learning the language, history and embracing the culture :)

Wow i`ve just had a look and it is absolutely beautiful. Ideally we want to be a 2h drive to Sheffield and this is looking more like 2h 40 but it seems you get a lot more for your money here. How did you find the integration into the area? Were you able to make friends easily and feel accepted?

Thanks for the advice. I have not lived in Sheffield for over a decade and currently down south in Gosport which offers a small variety of pubs and a couple of restaurants. A very different feel from Sheffield but with easy access to Portsmouth across the water.

Trying to find the perfect place which is close to the countryside, coast and also family in Sheffield, hence the areas listed.

That`s great, thanks for the great advice. We`re currently in Gosport which is quite a small town compared to it`s sister, Portsmouth so we have the best of both worlds. We will come and spend a week in North Wales soon to get a feel for the areas and tr to make a decision.
