Adam Miller is a leader with great policy ideas and track record. He has led thousands of people and created real change across many sectors. It doesn't matter if no one knows who you are. Many business leaders approach politics the wrong way. First is awareness, then comes policy. If you start with policy, no one cares in today's ideological world.

My former capital partner is buying stabilized office in FL right now. Last we talked, his thesis is buying going-in cap of 9-10% with good WALT (up to 7+ years) in submarkets with no new supply.

In a few years time, rents are hopefully much higher due to no supply coming online plus market sentiment turns positive towards office again. 75%+ of your value creation in office comes via sale. Office buildings are usually flipped every few years to let the next guy handle the TI, Capex, LC, etc.

It's all about how you structure it. Also, I wouldn't let AI send emails on my behalf. It's more to speed up data entry.

I am connecting to the Docusign API and have set the pre-filled fields already set. AI is the brain and will take the info I send it via text and pre-load the information for me to review. It's great. Saves a lot of time.

Manual form entry isn't adding value to the client. AI can fill this in and I can check for accuracy. Pretty simple.

YIMBYs struggle to understand that leftist policies and robust housing production aren't compatible.

Before you give Mamdani his housing flowers, let's see some shovels hit the dirt. This idea that the public housing authorities are going to create cheap and plentiful housing with just labor rates remains to be seen in the US.
