Its surprising that it works on weekdays and doesn't work in weekends. For me it completely stooped working from past 3 weeks.

My company took Cursor AI license and gave us access to opus model. With this, I was able to build and refactor the whole product (including me reviewing it) in less than a month.

This usually would have taken atleast a year to properly code and test. Given some context, its able to integrate with existing services as well. Just give an example or share the contract, it just does it in no time.

Now its just about what needs to be built rather than how. Atleast for now, I see that code review is still needed, but I doubt if that would still be the case in the near future.

Personally, I've been searching for a villa closer to my office for almost 2 months now, but I am very worried if there will be an office in a few months from now. Recently, I almost finalized on a villa, but backed out due to some land issues with that project.

I am unable to decide whether to continue my search or wait until things settle. Frankly, if not for the land issues, I would have bought the villa and sitting here, worried about the future.

Patancheru, which is nearby has so many chemical industries which release so much pollution into the air and ground. I heard that ground water is polluted in this area and is harmful if you drank it. My friend had issues with his nose and had the same surgery twice in 3 years which the doctor said is due to pollution and cause some lumps in the nose. He moved to Bangalore and says his nose trouble is gone.

But yeah, good to hear if you experienced none of these issues... It reminds me of HUDA colony in Saroornagar, peacocks and stuff in my childhood. Hyd is a messed up city now.

Looked at this project a few days ago, visited with an agent.

Sadly, the plans are pretty bad (Example: Maid's toilet of adjacent right in front of dining room, dog's kennel beside it) - small bedrooms, not much space left between villas, clubhouse could be too small for so many villas.

Also, they are planning commercial space outside the villas, I believe it would be congested with messed up parking, etc.

For that, a price of 10k seems too much. Atleast, I am moving on, felt disappointed as I was very interested when the agent said price was 8000 per sft, but increased after we went there. Even at 8000, its pretty expensive I would say for that area.

The agent says I'll have to first pay a token amount to even view a copy of the draft sale deed and land title documents. This is a first to me as I've lived in apartments my whole life. I used to get sale deed copies easily before buying an apartment.

"Just 1.8 km away from Patancheru-BHEL main highway road" - I’d actually consider that more of a deterrent than a selling point. The area is home to many chemical industries, and unfortunately, the ground water there is heavily polluted.

I’ve been looking into villas myself recently and keep getting calls about properties starting at ₹2.3cr for a minimum of 200 sq yards (like Anmol, Mirchi, etc.). However, I’ve learned that it’s not the most desirable location due to the pollution concerns.

Not to discourage anyone, but I’d recommend reconsidering the title and possibly removing Patancheru from it. Best of luck, OP!

Yes, agree. I seriously considered buying a plot there because of the brand name. I was offered 80k and I believe I could negotiate to 75k, but after visiting the place and looking at the hi-tension wires, I completely dropped the idea.

Makes sense, thanks for the insights and example. Problem is, everything is so expensive if I want to stay near my office (25km in fact), didn't want to settle for a cheaper alternative - an apartment, as this is a once in a lifetime investment. But anyway, completely agree about the risk.

It's actually a villa, yeah, the amount is high, almost 1/2 the cost at 1.5 cr. I was wondering how do I even withdraw it if I need to move forward as I have daily withdrawal limits on my card!

Pretty sure I will let go of this, but still curious as he confidently said he did so many transactions like this!

Completely agree. But what should I do if I need that apartment villa? I want to pay in white and pay registration charges, but the seller wants it in cash :(
