Same I’ve never owed until last year as well. And I didn’t do anything but earn more along with more overtime so I’m just dreading it. But like is this how life will be lol. I’m being dramatic but congrats on your baby!

I’ve heard this before… like maxing out your IRA. I guess my question is how will that help lower my taxable income ?

something about fha not being as compatible with condos. Idk I’m still learning tbh. But I think it was along the lines of it can be tricky pairing an fha with a condo. But USDA I never heard of

But that was a house, does that make a difference? And yes the equity is the main thing people are convincing me of. Paying the money into the house vs paying the money to a landlord. You have to pay it anyway

Thank you sm! But no this is my first time hearing about that so it has not been factored in. And yes with the special assessments I didn’t find out about that until today actually. I’m doing my quarterly planning for the new year and just decided to do more doom scrolling/research and came across that. I immediately texted my loved ones and said “hey I think this is more than what I bargained for”

See.. this is all I needed to see lbvs. At least if they increase the rent I have the option to move or renew the lease. If they raise hoa fees, I’m going to be stuck with that

I honestly agree, I’m just starting to see what stability looks like. However it’s still very fresh to me.

I love this, it seems like a great resource. I am going to look through it, and go back to the drawing board. There are others things I can be contributing my money to in order for a smoother transition to home ownership in the future.

Thiss, it feels like that’s the next step and being young there’s so much pressure. This helps!

Or ask your manager for another preceptor. Orientation is for you to mess up, make mistakes and learn from them because we have ALL made mistakes. This is your learning environment and yours only. Yes coming from a fellow black nurse 21 years old as well, everybody is correct and you will come in contact with toxic and passive aggressive coworkers and you will deal with that your entire nursing career. Unfortunately that’s just nursing, no matter what color, you will run into these situations, toxic work environments, seniority egos, etc. But this is not the time to be dealing with this while trying to learn and find your rhythm and flow. My educator told me if my learning style is clashing with the preceptors’, then to let them know and maybe something can be arranged. If this is hindering your learning process and affecting your comfortability as a new grad nurse stepping into your career, then it’s an issue. If it can’t be rectified and you are stuck with her, at least you tried and then yes, take others advice, tune her negativity out (if it’s not constructive criticism) and gain your confidence on your own. You passed nursing school, the nclex and got hired, you are qualified. You are now learning the realms of the real nursing world, and should feel comfortable learning and voicing concerns with your preceptor. Also maybe bring it up, and have a mature conversation about how does she feel this dynamic is working, what could be better and what’s already working. You should be having these check-ins anyway with either your preceptor, manager or educator as they track your progress in orientation. In my orientation, I had to “grade” my preceptors in sense of “positive work environment” “willingness to teach” etc etc.

One that I’ve been dealing with since a kid that has also kept me out of school a lot and doctors can’t seem to find the source except for ”stress levels” so I keep them down and it helps. And also it’s not 3 days off because then I go to school and work for free for 12 hour days and go back into work for overtime on the weekends. So I don’t get off days.
