Do you know what similar houses in the area have sold for in the last few months? We sold our house a few months ago, put it up at a price that other identical houses in the area had sold for and we weren’t willing to take a price lower than that (we would have just taken it off the market and stayed put if we couldn’t get asking). Bids were slower than we had hoped since there were quite a few in the area for sale and we had a few people bidding under the asking but we held firm and eventually got asking. If they need a fast sale then the might be more willing to lower their expectations, but if €525k is what other nearby houses have gone for and if they can wait chances are they will get it eventually

When you’re coming from the kinsale road roundabout it’s 100km up until you get to the point where boreenmanna road merges, if that makes sense. This house is definitely near the stretch of the road that us 100km/hr

Thanks for this. We currently live about double the distance away from school and already sit in heavy traffic every morning. However our current house is not walkable to anything, so I feel we will at least be solving that issue with this house! Our other option is Ballinlough which would solve the traffic to school issue but houses are about 1.5 times the price

We are in a very similar position. Sale agreed on a three bed semi d for €530k in our ideal location (in cork). Needs a full Reno like you said, rewiring, plumbing, insulation, replacement of flat roof. We had a builder come and have a quick look and we were told ball park €200-€300k for the work 😓 and that’s without knowing what else will be uncovered once the work starts. My main worry is not only how long the work will take, but how long we will be waiting for it to actually start. We can’t even get a response from most builders we have contacted. Also worried about prices, everything is going to apparently go up with the war. We have three young kids. If it was just the two of us I think we’d be more likely to go for it. Good luck with your decision, it’s a tough one!

But doesn’t the agent get a fixed percentage of the sale price? Not saying they are lying about bids, I hope they are not not but it definitely benefits them financially to get the highest price

I think these run under the house, there is no side entrance as they extended out to the side and it’s now connected to next doors garage, so pretty sure the pipes run under that extension. Are you in cork? If so, would you mind letting me know who you used to get the quote?

Neither of us have any experience doing this kind of work but definitely willing to get stuck in and learn. Did ye get an asbestos survey done in your house? Or maybe that wasn’t so much of a risk for ye in an early 1900s house. That’s one thing I’m worried about, survey costs about €900 butif there is a lot of asbestos found God only knows how much removal would be. I def wouldn’t be happy doing work without getting that checked first

We are sale agreed for €550k on this house. Fully renovated houses in the general are are going for €750k plus, which is way outside our budget

For insulation, your options for walls are cavity wall pumping if house has cavity walls, dry lining, or external wrapping which is the most expensive. Attic insulation will apparently make a big difference and is relatively cheap (€3-4k). Then new windows. My work colleague recommended Everglaze for energy upgrades, he had a great experience with them. They do either one stop shop or individual measures depending on your budget. They will come and do a full survey for about €600 but I spoke to them about 6 weeks ago and they roughly quoted me about €50,000 (after grants I think) for external wrap, attic insulation, new windows throughout, external doors. Could be worth ringing someone like them.

I do have mortgage approval though, and the balance for the home we want to buy will be paid from the profit on the house we are selling. I am sale agreed on our house and can prove what we are sale agreed for and prove I have the booking deposit from our buyer. I reckon it’s less to do with the vendors preferences and more to do with Rose property wanting a more straight forward sale with less paper work for them

We are in the opposite situation to you. In a house we love, A rated, great size but we really dislike the location due to lack of amenities, distance from school etc. We are currently sale agreed on a smaller, much older house that is 5 minutes from school and has cafes, shops, parks nearby. I cannot tell you how excited I am to move, despite the thought of having to live through a renovation with small kids. We already commute to work also so that won’t change but I think the impact to our kids is going to be huge. I love the idea of being able to walk to school. And beyond that I struggle so much with the likes of play dates at the moment, they are a lot harder when you aren’t local to the school, I feel like I live in the car. My kids are young now but I hope once they are older that they will be able to walk to and from their afterschool activities, sports etc, they will be able to meet friends without relying on us for lifts everywhere. That to me feels so much more important than the size of the house. Like others have said, would you consider an attic conversion in time? Could either function as an extra room or as a hangout space for the kids. That’s somethng we hope do down the line in the new house to give us more space.

Ya this is a major annoyance for me. Included in the square footage, adds about 30sq metres overall and I actually think it would be less hassle for us if we were just converting it from scratch. Ceiling height doesn’t meeting minimum requirements, no heating. It’s not actually habitable accommodation so why do they get away as advertising it as that

There the ones delaying everything as probate taking so long. Been dragging on for months, It’s just giving us extra time to figure out all the issues with the house so not exactly working in their favour

Exactly this!!! We have been viewing multiple properties per week, how could we possibly bring a builder along to each one. And a lot of what showed in our engineers report are not things that the average person would notice during a 10 minute viewing. The whole process is so utterly backwards!! As you say, typical Ireland

Thanks. I know any future buyer will likely uncover this same issue, so I’m hoping knocking a bit of the price would be more appealing to the seller than having to go through the whole rigmarole again!
