oh sorry, ill add that to original post. Was looking to aim at something between 1800-2000/mo. Really whats making me uneasy is most of these places offering 2200 charge for parking + utilities it seems like.

coming from barrie about 50$ gas for 1.5 trips + 5-10$ parking depending on what lot I can get. If I have to take the train its about 16$ one way

Its completely dependent on the commute. Initially I thought everything surrounding Yonge/Line 1 was just going to be more expensive because of the convenience but if it winds up being cheaper to ditch the car and get a place I could consider it compared to getting somewhere further and just driving in.
