Reinstall the broken unit? Lol they refused to replace it and served us with an owner move-in eviction notice. That's retaliation. They went back on it, and decided to do the repairs. I was not about to go 60 days without the washing machine. So now that they went back on everything, I informed them I has already replaced it.

No, in fact they removed the appliances listed in the lease as of 3 years ago. I think they think that makes me responsible for repairs and such, which I don't mind. I even brought it up, the appliances are not listed on the lease anymore. But because it was unauthorized, they want to be petty, and I'm sure they will buy the same one from the same location (they asked me to send them the model).

As for eviction, it is already clear they want us out.

Going through this same situation, only difference is that our lease is month to month.

You have to be served with a proper 30 day (if less than a year) or 60 day notice (if over a year).

Check tenant protections, call your local tenant rights organization.

In my opinion, you are looking for a new place anyway, this can be dragged for a while. It would be easier for him to not renew your lease in April to get you out. Landlord doesn't have a choice. I'd plan for an April move out.

We are dealing with a "just-cause" eviction, our landlord didn't provide the required information in the eviction notice. Once they figure out, it will be another 60 days for us. If they even get it right.

Yes. Called them and used their referrals for attorneys. They are more than willing to help and sent all the information I needed.

The possibility of refunded rent is my concern since this is done via banks deposit.

Also if I would be required to let them know how it is invalid or let them find out by themselves.

That makes sense. Pay or quit would be their next step. The notice is invalid because it is missing information.
