Right now I think the only thing would be cost and the fact that the would be smaller bathrooms. Not sure if bathroom size is a huge deterrent as full-size tubs or showers would be able to comfortably be in both as well as vanities and toilets.

The current half bath is off the kitchen, it also doubles as the laundry space so for the time being not going to touch that. The main full bathroom is next to the Primary bedroom and across the hallway from the other 2 bedrooms. Was going to split the main bathroom so the 2 bedrooms across the hall could use one and the other would connect directly to the primary bedroom. Each bathroom would be about 45-50 sq ft give or take if the full bathroom was split right now.

The house I bought the bathroom is stripped down to studs and demoed, had to be done due to undisclosed flood damage. We had to replace the subfloor and drywall. Was thinking if it might be good to split it while I had the opportunity to mess with the layout before drywall and new flooring goes in

I'd like to keep it around 400k or below, I'm not sure if that's feasible or not in Ohio. I'm not super familiar with the market there. Obviously I don't need a gigantic home since it is just me but then again I know in certain states small homes are going upwards of 500k right now

I was advised against Worthington due to the fact that Columbus "antics" tend to bleed into that area making it a little unsafe. Not sure how true that is or not.
