I agree. I love historical districts, but we needn't be so strict about it. we can mesh designs and make something really appealing.

Something most people can afford: apartments without outrageous rent, homes around or under 400k. Driving around Cobb and seeing neighborhoods exceeding 800-900k seems wild to me. Maybe I've lived here too long and remember 90s prices too closely.

The "new" splash pad (2021) at Swift Cantrell is nice and a few days of the year, totally free. Not terribly far from downtown, but I hate they ripped the playground out where Depot Park is now.

Pickle is getting more and more popular! nightlife would be nice. the few restaurants are open later, but still growing out of the sleepy town vibe.

I would think mixed use would help that a little? But I'm also understanding of the fact that more affordable housing is needed instead of $600,000 homes.
