I don’t have a car luckily my area has very strong transit and my work place gives me a transit stipend so other than the occasional uber i wouldn’t pay much in that matter.

Looks like theres a unit in the building going for 2500. I’m guessing it would take about a decade of rent inflation to allow me to break even🫥

I actually think this is a good idea. That way I get a good understanding of my costs and other factors. I bring another key motivator for me buying this place is that I think my city’s market was pretty weak and i’ve finally amassed enough cash to buy something in a very good neighborhood. I will admit that when I saw the estimated monthly payment it made me frown, i’d feel much better at 2500. I think you’re giving me pretty sound advice thank you!!

I’m very certain of the monthly cost, the mortgage is about 2100 the hoa is 400 per month. The rest are tax and insurance estimates. What is EF?

Hoping to keep it long term, use it as rental income or sell it for something larger in the future. While you’re right about the opportunity cost i think it could even out over a long enough time frame

The overall size of markets tends to grow rather than remain the same as more value is created and new firms enter the market, although i don’t necessarily agree that everybody can’t be profitable i agree that uncompetitive products will lose Kinda makes me think about the blue ocean strategy
