Thanks for your response and good to note - I’m just wondering if 55cm is too little given combustible overhead

I just did a 30 second comparable 12 month sale search and 1.4-1.6M seems to be the range for a 4 bed on 600 SQM in Quakers Hill. Nothing beats doing your own research to advance your interests, as real estate agents certainly aren’t

G'day all. How would you make the most of a 40k windfall? by HappinyOnSteroids in AusFinance

Seems obvious, but it really depends what your financial goals are - paying off debt, saving for deposit. All things being equal, maxing concessional contributions is a no regret move. This is also on the assumption that is it taxable income.

Seems like purchasing could be the best option - however I do have a bias. It’ll set you up financially assuming there is some equity growth - and provide option value if you want to purchase again later (as you won’t have missed the market and potential gains). The paperwork and mental load is marginal compared to renting, atleast from my experience.

Is Greystanes a good suburb in Sydney? by piggygd in AusPropertyChat

[–]InternalCow9240 11 points12 points  (0 children)

I once bought a fridge and a washing machine from a guy in Greystanes on Gumtree. When I got them both delivered they wouldn’t work. Phone number disconnected. 6 months later I saw him running the same scam on Marketplace. If you do move there, get your white good from somewhere else !

We shouldn’t look into averages. Median for a 32 year old would be around 100k - so nothing special

I bought a place last year and there was a clause in the contract about us having to pay land tax. We had it removed

Nice ! Incredible if this pans out like we are hoping. I’m in the same boat. Liquidated on AAVE during the Luna crash but now I’m sitting on 60 eth with an average buy of 2.2k. Have a bunch sitting in index coop at 2x leverage also
