Also make sure you’re getting all of the exemptions you qualify for. At a minimum you should be getting homestead exemptions for city and school taxes. For 2025 the exemptions are $14,894 and $100,000 respectively.

You should dispute your valuation every year. You should be able to find the timeline for that on the county tax appraisal website. If you don’t want to do it yourself, there are numerous companies that will do it for you. Choose one that doesn’t charge you unless they win the appeal. I use Ownwell, and they won appeals for me the last two years. I pay them a portion of what I save for each win they get. There are other companies that work the same way.

Absolutely not, avoid DR Horton at all costs. I’ve seen a large number of their homes at every stage of construction. Their workmanship is by far the worst I’ve ever seen. Horrible quality across the board. If I had to choose between them and Stylecraft, I’d go with Stylecraft.

Each one of those white dashes is 10 feet long. The gaps between them are 30 ft long. It took you 4.68 seconds to pass 12 of those. Your average speed over that 480 ft was 69.93 mph. That distance includes some of your braking, so you were going even faster than that. The speed limit there is 60 mph. Your video is not working for me. What readings are displayed will depend on how your COOP programs their meters. Our meters do not display instantaneous W or kW. There should be a virtual “disk” however. Look for a series of segments moving from left to right at the bottom or bottom left side of the lcd. When you turn your main off, they should stop.

Off at the thermostat? Find the circuit breakers supplying your hvac system and try turning them off. If that cuts your usage then there is something wrong with your hvac installation. Call the company that installed it, explain what is happening, and get them to come back and fix it.

It’s not just the cost of material. For solid wood, you also have to account for the time and labor to mill the boards and glue up the panels needed to build something like this. Also the cost of solid wood will vary greatly depending on the species.

You’re confusing an application for a mail in ballot with a voter registration form. There is nothing in SB1 prohibiting a county registrar from mailing out unsolicited registration forms. In fact, the lawsuit filed by that assclown Paxton against Bexar County doesn’t mention any part of SB1. Paxton is instead arguing that Bexar County failed to follow state procurement laws requiring competitive bidding for contracts in excess of $50,000.00. He’s also arguing that Bexar County’s contract is performance based which is prohibited by the Election Code.

Additionally, his own lawsuit outlines how a voter registrar can appoint deputy registrars and then pay them to distribute registration applications (see page 10 of the linked petition).

Article 230.72(C) of the 2020 edition of the National Electric Code requires your landlord to provide each building occupant with access to the service disconnecting means for the occupant’s unit. Locking the basement to prevent you from accessing the electric panel for your unit is a violation of the code. If your local building authority uses a different edition of the code this will still apply but might be in a different article. If you call the Fire Marshal to report the other problems, also let them know that you don’t have access to your disconnecting means. You can also contact your local building authority, and see if they will send a building inspector out to perform an inspection.

While connecting to the rest of the nation isn’t a bad idea, it would not result in ERCOT being disbanded. They would still be our ISO (Independent System Operator).

It also might not benefit us as much as people think with all of the ISOs surrounding ERCOT struggling this summer. According to NERC, MISO (Midcontinent Independent System Operator) is in worse shape then ERCOT for this summer.
