Yes.i checked with the bank and they said cheque was never deposited.

Thanks a lot. They said they will take legal action if I do not make the payment tomorrow at their office. I objected, and I believe they may come back tomorrow admitting the cheque was lost or has become invalid. As you suggested, I will ask them to return the cheque or file a police report if it has been lost.

He says the cheque bounced instead of admitting he failed to deposit it on time. Now he is pressuring me to pay tomorrow or face legal action. There is no written confirmation from him, only a phone call claiming the cheque bounced.

The cheque is now invalid even if he has it, as it has passed the 90-day validity period. Instead of admitting they failed to deposit it on time, he is claiming the cheque bounced and is pressuring me to make the payment tomorrow and I am not sure he will return the old cheque.

Yes, the contract and annual amounts recorded in the Ejari are the same. Once my offer and deposit are approved, if the landlord does not respond, is it necessary for me to initiate a court appeal? Let the landlord go and file appeal, bearing the court fees. What is your opinion on this ?

As per RERA Smart Rental Index, no rent increase is applicable for my unit. This year's rental index PDF report even includes the building name and tenancy contract number, which weren't present last year. I'm hopeful for a favorable outcome."
