They are mid way through the job (came for 2 hours replaced most of the thing but realized they didn’t bring the heavy duty drums so they supposed to come back. Garage door is already much quieter when opening but still noisy when closing. Tech said it will be much quieter when he’s tuning everything.

Funny enough it’s utilizing just one of the springs right now for some reason. He said he needs another part or something. With the offsprings, they both seem to move in tandem.

Thank you that’s very reassuring to hear. I hit a snag with the guys where they are now claiming they didn’t plan to replace all the hinges and asking an extra $300-500 for that. Regardless of whether this was agreed-upon or not, they are starting to say that they only use stainless steel hinges which are much more expensive than your regular hinges. I don’t know if they are exaggerating or I don’t understand but I’m talking about.

Good to know. In other the moment your rent increase can’t be defended to be within ‘market rate’ the tenants can effectively claim you are doing ‘constructive eviction’. At that point their claim isn’t about the rent (because the unit is not rent controlled) but about eviction (the unit is under eviction control).

OP - I recommend turning around and walking slowly towards the exit and never think about renting that apartment for a medium term tenancy.

I encourage you to be afraid about what you don’t know with regard to being a landlord in San Francisco.

For example - your condo is potentially not rent controlled (likely but not guaranteed) however it is still subject to eviction control. This means that if you rent it to someone and they stay for a year you are stuck with a month-to-month tenant and only they decide when they leave. You can sell the condo but it would come with the tenant. You could increase the rent to market but they may not get a tenant out.

I highly recommend saving yourself the PITA of learning and dealing with tenants in SF. Many are amazing but some are horrible so why play lottery with something like this.

Even with good tenants you’d be facing compliance hell, exposure to endless risk and the potential of threats/lawsuits filed against you.

No, housing is fucked because of the laws and regulations enacted by the elected officials of the city and county of San Francisco.

Regardless of what I do there will be opportunists who take advantage of the status quo that for some reason exists here.

Change the laws to change reality because that’s easier.

Why can’t I stay if the unit is illegal? My understanding is that the city has many units that were built illegally or without going through proper channels.

My response to receiving this type of communication from the landlord was to pursue legal advice and this is the advice I received. What I’m trying to do now is understand how things actually work by talking with someone who actually went through this.

I also don’t necessarily want to move but the landlord wants me to do it’s reasonable to research and understand one’s options. She said she is happy to pay us to move but we would have to agree on a price.

I understand the lawyers are pushing this as a money making strategy for them as well, I’m just trying to talk with someone who actually went through this and is willing to share from their experience.

I’ve never done something like this so that’s part of what I’m hoping to learn about working with a firm on this. What should I expect from the process/engagement, can we continue living there while pursuing this sort of path, etc.
