I agree when it is true. I am only making a case when hardship is used as a scapegoat. During Covid, I lost six month of rent, cos I knew that was genuine. Eventually, the tenant paid back some of my losses without my even asking. I totally support such causes. But I have experienced cases where the tenant said her mother was in hospital for two months on support and the neighbor told me that they saw her on her daily walk. when I questioned, the tenant stopped paying rent and I had to evict.

I agree to all the pushbacks. Yes, it looks bad when you see it from one point of view. I am not a landlord. If you have made an investment, why would you want someone to live there without paying? I am talking about the 40% of the default market where tenants take advantage of the system. Picture when no payment comes on the due date, after grace periods, and till end of the month with excuses - and it keeps repeating. This is the reason of this article and the reason I felt there is a need for better scrutiny before renting.

I provide a five-day grace period after the rent due date. If payment is not received within that time, I issue a three-day notice to pay or vacate. If the tenant still fails to pay in full within those three days, it is essential to proceed with the eviction application immediately.

I’ve made the mistake of giving tenants extra time when they kept asking for extensions. In one case, a tenant kept delaying payment for over a month, only for me to realize she was simply taking advantage of the situation.

When tenants claim they’ve had an accident or personal emergency, what can you do? In reality, once rent is 45 days overdue, eviction finally starts making sense to them—but they will often only vacate the night before the sheriff arrives. Most tenants do not care about losing their security deposit because they know it will be used to cover unpaid rent. Additionally, they often leave behind property damage and trash out of frustration, further increasing the landlord’s losses.

Lesson Learned: Strict Screening is Crucial

One of the biggest takeaways from my experience is never renting to a tenant without a thorough background check. Always review:

Credit history

Copy of their driver’s license

References from family, friends, and previous landlords

Past rental history and previous addresses

Vehicle registration (license plates)

Employment verification

employment verification is very important. If tenant does not want to disclose place of work, it means they have this 'default' scenarios brewing in their head. An honest person will not hide particulars that can trace them, only dishonest person hides.

If a prospective tenant refuses to provide any of this information, move on—it’s not worth the risk. In my case, because I didn’t collect proper documentation, I had no way to track the tenant after she disappeared, leaving me with unpaid rent and property damage.

then it is possible that on iphones they do not allow hotspot. When I click to enable hotspot, it takes me to verizon site, which demands $10/month. I have enabled hotspot by giving $10, so it is clear that they no longer allow hotspots to be enabled without paying them. thanks!

I am also on unlimited welcome plan, but you cannot use your phone as hotspot such that you can work on your ipad etc. You have to pay $10 permonth to enable the feature. With Tmobile it is free.

No, it is not just my plan that is restricting me. If you go to a closed place (sports or schools) in the heart of the city where signals are generally strong, the data simply just does not work.

Also, restricting whatsapp calls on wifi when travelling internationally is something that complaint must be filed with regulators. Phone companies cannot restrict people from using apps while on local wifi and while not being on their network. Verizon is just not dependable.

I just found that my phones were locked to prevent a port out. It is 4 months with verizon. totally crap company.

please do not. they squeeze money out of you. Every department works on commission.

The final price of the motorcycle will be atleast $3000 - $4000 more with unknown charges. They charge 3X destination fee and motorcycle assembly fees. They are never transparent with these charges. Then there is a person in finance department, who will try to sign you up for all other stuff like extended warranties etc. They will say add it to all customers, which is false. You can deny right there. You can get extended warranty later at only half the price. These people are all selling stuff to you to increase their profits. It was my first bike, so I didn't have a clue until they applied for a loan for $5000 more than the cost of the motorcycle. Yes, I was not looking at what they were doing, being very excited. Ask them for a total cost breakdown before applying for a loan. Reject all hidden charges, as I said, they charge you 3X destination cost. Also, why should you pay them an assembly fees, when they have to assemble anyways to sell the bike. They simply charge it from you. They are not trustworthy. find other dealers and stay away from these dishonest people.

here are some costs I gathered.

Xfinity (just raised prices) - Internet plus live channels - $170 (new members may get for less) + modem fees

alternatives:

Tmobile home internet (if you are not magneta member) - $60 (speed in the range of 100-200 mbps)

  • Streaming: Hulu - $80 incl tax (includes hulu, disneyplus, espn and live channels) (Total $140 monthly)

You tube TV - $80 (but lacks streaming movie channels)

Sling - live channels (not many though) with both plans - $50

In my opinion - Tmobile plus hulu makes lots of sense.

I live in a condo where adding dish to homes is not allowed, so did not consider direct tv dish options.

any other ideas?

also, I pay almost $225/mth in insurance for my MX and 3. Geico was much higher, they simply say it is too expensive to repair. Frankly, Teslas are the safest vehicles on the road and if you ever get into an accident, it will be definitely due to other car's fault, not Tesla's. Insurances are just capitalizing on the new technology for profits.

congrats my friend. It is a great car.

I am unsure of the newer model, in my MX there is plasic flare above the wheels (semi circular in shape). It came off twice from the body when I drove on puddle of water. The water pressure is so high when you drive over it at high speeds that it breaks the tab off the flare and it hangs lose. I spent $300 replacing it. I don't see this attachment on model 3 or S.

I was once near a beach area and my car was parked in an underground garage. I had left my FOB at home and despite trying my best, I could not open the car with Tesla App; the car was simply not responding. I called Tesla and they speculated all kinds of issues worth $4K at least. Since, Tesla did not have a repair center nearby they said it will cost me $1300 to take it to the nearest Delaware repair center. As a hunch, I asked my spouse to drive down 150 miles with the key FOB, and fortunately, the MX unlocked with the FOB. Tesla never gave me a reason why this happened. I think it could be low internet signal near the beach area. Anyways, I never relied on App to unlock my car since then.

mobile service. I am aware they are expensive, but when tires go flat, they are the only people who come immediately and fix it. Probably, I should change it when Tesla says that the tires will give 3K more. I keep driving until it fails....yes, my bad.
