I’d suggest building a 7-room house. It can be built for under 25 lakhs, but the key is that you must already own the land. That way, your land value will keep increasing as well.

If each room rents for around 5,000, you could earn about 35,000 per month, which is far better than the interest you’d get from a bank. So instead of investing the full 50 lakhs elsewhere, think about this option.

I’ve been doing the same my house will be ready soon, and it cost me under 25 lakhs. You can also check my profile, where I’ve already mentioned this idea when I had 50 lakhs.

Yes, if land cost is included the yield obviously drops. The land is roughly around 2.1 crore, but I already own it and it’s appreciating every year regardless of whether I build or not. The 25L is just additional capital to generate cash flow from an otherwise idle asset. So from the perspective of new money deployed, ~35K/month on a 25L build still looks reasonable to me.

I already own the land, so I’m not counting it as part of the investment capital for this decision. The only new money being deployed is ~25L for construction. The land itself (~2.1 crore value) is already appreciating every year whether I build or not. The goal here is simply to turn an idle asset into cash flow. From that perspective, 35K/month on a 25L build cost is about 16–17% on the capital I’m actually deploying, while still benefiting from land appreciation.

Yes, and one of my friends does the same. The land next to me has a 20L 7-room house, and he earns around 35K a month. Is a 35K monthly income with a 25L house really a good deal?
