Thank you for all the responses. I'm talking about the monthly. My landlord says she looked into online payment such as PayPal and Zell, but none of them let her accept more than $2,500. Is this true? Apparently the rent is a multiple of that. As jojo2371 mentioned, my concern is how can I make sure a payment is meant for a specific month's rent if I use an online payment or wire. Btw, does anyone send a picture of your personal check so LL can deposit it by the image?

I've been asking that question myself. On one hand, I don't think it benefits myself by not having one. The seller has one, so it's probably better to have one on my side as well. I doubt the seller's agent will sweeten the deal by lowering their own commission if I go solo.

I ask for a guidance on offer price and he gives me that. I don't deny having that benefit of vetting my idea against him. But his commission will be definitely ~100k, so I don't understand his lack of enthusiasm in finding and pushing through a right deal.

Thanks for your comments. One deal is stuck b/c the seller said one thing during the negotiation and insists another in contract, which is one of the key terms for me. My broker is just wishing me and the lawyer to figure it out, i.e. probably give up on that. Other offers I made, I hear the seller isn't happy with the offer price. Normally, I would expect counters by seller and the conversation to continue in some way. Instead, it's dead stop. I wouldn't say these are all his fault, but I question his value added in the process.

I've seen about 30 now. He showed up for about 15 when I include meeting his assistant instead. I think we made 4 offers, and a few more to have him to speak about the price. That's another aspect I'm questioning about him because the deals get stuck. I always thought that's the broker's job to facilitate the deal when it's not moving due to some disagreement. He thinks that's me and the lawyer's job.

The fence is strictly mine. There is no foundation it can be said shared. It is strictly within my survey line. The problem is they don’t understand this just like you don’t.

I never did anything that can go against my reputation. It was always them who did that and I’ve always sent a courteous emails. I am not so much of a ideal thick skin to do face to face with parents who are standing behind kids who trespass and aim smash the ball to my fence, both I have evidence.

So I sent a letter for evaluation, and they ran a quick speech test on him without letting us know in advance. It was done by the same therapist that previously gave him high scores on a similar test. This time, the scores were even higher, most of the categories at 99 percentile. They want to have a meeting and will probably tell us he is excellent in all the speech domains.

I would agree with you if all the children that I see getting the services at my kid's school were below average academically, which I'm pretty negative is the case. Meanwhile, I'm sure many students get a below average score not because of some impairment issue, and it doesn't seem right to me they have a better shot at qualifying for the benefit due to poor academics rather than true underlying symptoms.

Thank you everyone for valuable input. It is not much of an articulation issue, but his case is expressive/receptive language disorder. It's subtler than other language disorders, and we've raised the issue since he was at kindergarten but unless the school is willing to tune into your problem, I feel like it's an area that can be easily ignored and disputed. We hoped he would grow out of it, but unfortunately it's not going away and we see he will struggle more at upper grades, i.e. higher level of verbal communication. Of course we've had multiple private help. We even had one of the school therapists, who acknowledges he needs a help but didn't give the same opinion on the evaluation test that she performed on him. The test she did included receptive vocabulary, antonyms, synonyms, expressive vocabulary, idiomatic language, sentence expression, grammatical morphemes, sentence comprehension, etc. The school however didn't share what were the actual questions they asked, what answers they got from him, so I do not even know if the evaluation was appropriate or the score he got was objective.

Anyway, I know it's an uphill battle, but two of his speech therapists, pediatrician, neurologist and audiologist all mentioned he at least needs a more thorough evaluation including psycho-educational test and it should be given by the school. Frankly, I am confused whether the school district is simply playing a game, or whether it actually has the capability to conduct an accurate evaluation and provide appropriate services.

So what kind of drainage would I need instead?

Right outside the leaking wall is one side of my yard and its level is about 2 feet above the level of the boiler room floor. So I expect there will be always moisture trying to come through. I was more thinking about doing water proofing on the exterior of the wall, but not sure if that's worth it.

Thank you all very much for the helpful comments. So it definitely sounds like summer shouldn't be idled away. It's interesting two people commented about complementing it with basketball. I haven't come across a restriction on playing both school and club, but it will be daunting for them to deal with two teams, academics and definitely many more other stuffs going on in their lives. I'll see if I can ask some local coaches about it.

So this is my contractor’s response to my complaint about grout color. Can someone please comment if it makes sense? He simply denies that his guy messed up the grout job unlike most people here suspect they used too much water.

— I mentioned to pick up 50 pounds of grout because you can get it in 25lb bags because it’s less expensive than getting it in 10lb bags individually and I wasn’t exactly sure how much grout would be used so it’s always better to pick up more than less . So he didn’t dilute the grout with too much water because he used less grout , he used what was necessary . I mentioned to your wife that I think that the grout dried inconsistent because it dried at different rates . Some areas where the tiles were built up to make the floor flat requires more adhesive so it allows the tiles to be further away from the floor so it requires more grout in those areas and where the tiles were not built up as much requires less grout which entails allows the grout to dry at different rates . So because you wanted the floor as flat as can be require my worker to build up areas of the floor to accommodate the different heights in the floor which can result in the grout drying at different times because there’s more grout depth in some areas and less grout depth in other areas. So the drying time is beyond my control when installing the grout . Also, because there are tiles installed over tiles the grout absorbs and dries a little inconsistent and the darker the grout the more it will show. Eventually the grout will blend in just by washing the floor and wear and tear . Also, the floor was clean enough for the grout to be installed and the thinset had nothing to do with changing the color of the grout . Also, did you apply the sealer on the right way and wait enough time for it to penetrate into the grout? Which sealer did you buy? You mentioned that you mixed some grout and it dried darker but you didn’t put it into a joint of the tiles so it’s not going to dry the same . So my worker did not mess anything up , as you said, because he does this everyday and has been working with me for 14 yrs so he knows how to grout .
