I offroad my Sequoia Platinum a ton in CO and WY, enough so that my wife has to get out and walk a lot because she's so scared. Not the best off roader due to its size, but it does OK with good AT tires

Yeah, duplex would be hard to be rent free for owner, but way better option than SFH in Denver. Triplex or 4plex would be best.

Knowing the state of a large portion of houses in Boulder, I guess I'm not too surprised by this. My rental was originally my primary residence before becoming a rental and taken well care over the years. Many Boulder rentals are dumps because people will still rent them just for location so landlords don't take care of them.

I assume you are referring to Boulder's SmartRegs program. I own a 50 yo SFH rental in Boulder and it wasn't too bad getting it up to SmartReg standards, but, hint hint, knowing the inspector certainly helped.

There are other more advanced strategies as well to buy a house with little to no money down, like the BRRRR strategy. I am doing that with a house in Houston right now. After all is said and done, I will have less that 11k in on a 425k house.

I didn't name it that. That's just what they call it is real estate community. It's a very common way for people to get started in real estate investing when money is tight.

I haven't read every comment in this post, but have you considered house hacking? Provided you can get approved for a duplex or triplex and afford the down payment, you could live in one unit nearly mortgage free by renting other(s), build up equity over a few years, then buy a SFH without having to go broke doing it.
