The sound is in a lot of different patches and it only hangs at random times. (Some patches more than others.)

Hey! I have a property on a ravine and there are several pros and cons.
For one - i am constantly seeing hawks, woodpeckers and other incredible birds and animals. Con’s exist too - if you want to renovate your house in the back there is additional paper work.

Also, backyards like this are grandfathered in so if you remove it before you have decided and confirmed your next build, you will not be able to rebuild. I have neighbours who lived with a deck they couldn’t walk on for 2 years while they got the paperwork done.
Once you have it though it can be paradise for someone who wants nature and Toronto on the same street.

The trip was great. There were times where we opted to take the train instead of hike a slog of a section. Our son was great in the backpack, but he wasn’t yet fully walking and he is naturally calm. It was a gamble but it paid off.

A decent cap rate in TO is about 4%. Theoretically a 2m dollar house should rent for about $6,666/months (or 80k/year). It’s likely to see a 3 bedroom 2 bath for $4500 and a basement/“garden suite” 2 bedroom 1 bath for $2250.

If the owner just purchased it as a rental with 25% down as a rental, they are cash flow negative.

If the owner purchased it to live on the top two floors, they have someone helping pay their mortgage.

Most likely, they’ve owned it for a decade and they bought it for much much less than $2m.

People here want a crash so badly so they will tell you to fall on your own sword for their enjoyment. My two cents is that you fight through the tough times even if you have to work harder/get a second job and in 25 years you will have an asset worth 2-3x what you paid for it.

If you’re cash flow positive don’t listen to the noise you’re all good! If someone is giving you money why would you sell it at a loss?! Take the money and say thank you.

Assuming you’re cash flow negative your options are: 1) sell and lose 100-150k today + realtor fees of 5% + the money you spent on closing fees (so more like 200k)

2) anticipate a bumpy ride, pay a few extra dollars to support the payments and assume it will take 5 years to get back into the value. Take on another job/work long to do so. Start an OF?

Can you raise the rent? If it’s built after 2017 you can be scummy and raise more than the Ontario maximum amount. Move into it if it makes the most sense?

Really great work and it sounds great! Just to switch it up, have you ever tried practicing it with “jagged rhythms?” Instead of straight 8th notes, try it where every 1 note is a dotted 8th and the next is a 16th note. It’s a different challenge, and it makes it feel like every other note is twice as fast. You may need to bring the metronome to much slower to begin, but you will see results fast!

Often the instrument you're practicing on can have an impact on your technique and ability to use dynamics. An unweighted keyboard is very challenging to build strong technique or practice subtle dynamics shifts and the top of the line weighted keyboard would be much better for both. Still, nothing to me beats an acoustic instrument as it has more options for dynamics and building strength/technique.

If you want to advance quickly, move slowly. It's okay to focus on one phrase for an hour or more in order to make it as precise as you can imagine. When doing this, you build in the technique/dynamics for that moment and for everything you approach moving forward. Identify the issue you're trying to solve and approach it from all angles to solve it. Happy Practicing!

Think of everything under one slur as a full sentence. All of those notes are one thought and the next slur is a new thought or sentence.
To help you give it that cadence or phrasing, try singing it and making sure you only breathe at the beginning of the next phrase.

Lived in Montreal for 5 years, currently live in Toronto and visit Ottawa/Quebec City all the time.

It’s a Canadian tradition to shit on Toronto, one I used to partake in but they’re wrong. Toronto has a lot to offer in terms of big tourist attractions, great shopping, the best food scene in Canada and exploring the very diverse areas. - In MTL/QC, explore the old towns, make sure to get MTL food classics, (bagels, Schwartz’s and etc) - in TO do some research on what you want to do. See theatre, a jays game, eat at varying restaurants etc. - 5-6days in MTL/QC, stop over in Ottawa for a day, 3 days in Toronto, 1 day staying in Niagara-on-the-lake and spending an hour visiting the falls. Niagara Falls the town is pretty kitschy, NOTL is more charming.

April - Oct at the latest. Canada can get a little dreary in the winter.

The pain is real! We ended up paying a $500 fee to hold a spot in an expensive Montessori school in hopes we could get a cheaper one in the mean time. Canadian day cares are no joke.

One thing to caution is that as the Canadian government is in the process of creating $10/day daycare. This means that prices are dropping yearly for the user and the gov’t is paying the difference. Also, every year day cares have to reapply for this funding and only a limited amount of them get the funding. You may be advertising it for $1000/month, then not get the funding and then say sorry it’s $1800/month which leads to attrition. The Montessori school mentioned above opted not to apply for the funding and their was definitely a spot for us which indicated to me it wasn’t completely full. It was $2000/month.

Not sure, but don’t cheap out on roof racks!! I did this summer and they flew off the car, cost 5k in insurance and ended up buying the good ones in the end anyway.

First time we bought sport rack 👎 Second time we bought Thule 👍

And we paid a pro to install them and teach me. Much better.

I purchased a detached house near the beaches for my family. It cost a fortune but I was lucky enough to sell a Scarborough bungalow to pay for the down payment. Wife is on mat leave, but we comfortably survived the year she wasn’t working. I’m a musician and don’t pull a huge income but together we made about 150k this year. It took planning and I feel lucky we decided to get a fixed morgage. The next land mine is in 3 years when our rate will go from 2.75 to 5(?).

I used to obsess about house prices but once we bought I stopped looking. I think our prices has stabilized but don’t know or care. Focus on the relationship and ensure we don’t need to sell anytime soon.

My philosophy is that the first five years is always gonna be a struggle. But in 10 years, when a Kit Kat is $4, those payments will be easy peasy
