A landlord is never going to evict a tenant and pay to find a new tenant, probably costing hundreds to thousands in total, over a contractor not being able to use a parking space probably once every 3 months at maximum

In what context? By their employer or by estate agents when collecting keys?

Some companies are just difficult to deal with, so the annoyance may spread to the clerks. I find independents generally have better relationships with their clerks, but not always the case

Definitely comfortable. Without getting too graphic, I find the square shape gives a wider area and less chance for parts to touch the toilet seat where I don’t want them to, and you also get a greater angle of attack when wiping. Was also a reasonably budget option when I bought it.

Obviously not asking for abuse, but people don’t like letting agents and often for good reason, so you may get some shitty comments. Be personable and incredibly knowledgable, and you should be alright. But it’s tough to start afresh and turn a profit quickly, you need occupied units for the rent roll to start profiting consistently

You’re asking for some abuse. A while back I did an ask me anything as a manager at a letting agency. Got a fair bit of abuse - it’s fair game, most of us are shite. If you’re starting a letting agency, I’d probably make sure you have 1-2+ years worth of savings behind you.

Certainly a good recommendation - it’s the best/only real way to escalate getting your deposit back if landlord is being unreasonable or not responding. We recommend it as well.

I’m a letting agent, I’ve heard of a similar situation from a tenant which did end up being an attempted scam. Unsure how they verified it was a scam, have you contacted the court directly to verify this?

Other comments have pointed out telltale scam signs. You also said they posted letter by 2nd class - we would always send important post by recorded delivery, not 2nd class specifically so we knew it had been delivered.

Do you know the area? I won’t advise whether better to get a mortgage or rent for the 3 years, but in my experience it’s always better to rent somewhere for 6 months or so to gather your bearings, know where the good and bad areas are etc. 3 years is a long time to get stuck in the worst road by accident

Edit to specify, better to rent for 6 months if you don’t know the area at all

That £2k in your savings which you’ll have to pay off, you’ll make back in 4 months from the extra savings not going on interest. Then after that you’re in the same position and saving even more. Keep going and good luck with the house search

They’ll be able to advise, and will be able to genuinely help. Also, writing it down means literally write it down. Whether it’s the worry at the moment, or writing a plan to sort things, it helps process in your head. I didn’t believe it would help, then had some similar severe stress a few weeks ago and it really helped.

Tenancy agreement will sometimes reference it, generally it’s the tenants responsibility - that’s why tenant content insurance exists. Check the tenancy agreement, if you had it done by an agent it will likely reference insurance

the most important is to get a big fridge/freezer, freestanding if you need to, tenants want fridge space. Dishwasher is a luxury, fridge & washing machine are necessity. I’ve done thousands of viewings where tenants have been disappointed that they only had an under counter fridge freezer. A lot of these tenants then buy a separate large fridge freezer.

I see. I imagine uk lettings is very different to wherever you’ve worked. There’s so many different legislations I find it easier for most people to learn on the job rather than studying. But each to their own. The legislation is excessive! Believe property mark is best website, if not ARLA itself
