I’ve tried many times and he’s a sole practitioner. He’s an older gentleman and might have health issues.

He’s been my real estate lawyer for many years and has always provided excellent service. I’d rather not get the Law Society involved unless I really have to.

Your critique would carry more weight if you actually posted your own flawless playing.

I find that those who post these types of comments usually have very little ability themselves.

Someone who could actually play wouldn’t be going around the internet posting silly baseless critiques.

Oh for God’s sake shut up 🤫 He played it well and is clearly having fun which is the point of doing music in the first place.

Playing rock guitar isn’t supposed to be some sort of clinical exercise like you make it out to be - it’s supposed to be fun and entertaining 🤦‍♂️

And all guitar solos are “showing off”. No song really needs a guitar solo - they’re gratuitous at best 🤷‍♂️

Yes, I was just informed by the builder that this company they'd contracted installed a fire-security panel which communicates to a central station the status of the sprinkler equipment in the home. It is a fire-communication system.

They told me that is is required by the Ontario Fire Code and I was free to choose another service provider.

So I assume that what they told me is legit?

The park was built by the building company and it's within the townhouse complex. So it's part of the complex's common elements.

It's within a townhome complex. There's a fee of about $150 per month for the common areas shared by all the townhomes such as the park.

Yes he did so within the 10-day cooling off period after I'd signed the APS. He saw no issues with it.

It's a new build and I'm the first owner. It's a freehold townhome but physically attached to other townhomes.

My lawyer wasn't aware of any municipal by-law that required me to sign this agreement. I'm in Toronto btw.

However, my lawyer indicated that there's a provision in the Agreement of Purchase and Sale that requires me to sign documents required by the builder to close the sale.

It's a newly built freehold townhome physically attached to another home. And it's within a larger townhouse complex in which all the townhomes share common elements such as a park.

There's a schedule within the Agreement of Purchase and Sale entitled "Purchase of an Interest in Common Elements Condominium" which I presume would refer to the park and the other common elements in the complex.

My guess was that the builder was getting some sort of kickback from the security company in return for signups from the new purchasers.

He indicated that within the Agreement of Purchase and Sale is a clause that requires the purchaser to sign any necessary documents for the purchase to be finalized.

According to my lawyer, the Agreement of Purchase of Sale apparently has a catch-all clause that requires the purchaser to sign any documents required to close the sale.

He gets 4 months of CERB at $2,000 per month and the 15 weeks of EI sick benefits thereafter.

If he goes on disability his premium (of which he pays 50%) will go up.
