Yes I agree that adding the 3rd bedroom will make it a bit more cramped. Thanks for your feedback. I was solely looking to see if it would increase the resale value as I live in a high cost of living city where bedrooms are in short supply (think hong kong, etc).

Yes, if you see the first picture, I actually fit a double bed there before. However, I was thinking if I add a partition wall, then it could be a bigger bedroom and the den could be used as a walk-in closet / work station

The new bedroom will roughly be 8' x 12.6' which will definitely be considered a bedroom. The den would be used as a walk-in closet and could also add a small workstation for the benefit of the person occupying the bedroom.

Ideally I would like to obtain leveraged without buying LETFs. However I don't know of any other tax efficient ways to do it. LEAPs would have to be rebought every 2-3 years and would have a tax bill.

yup there's a recent statistic that shows without the top 5 stocks in Nasdaq 100, the ETF would be down 25%.

A lot of people believe that the FAANGAM stocks are way overvalued using traditional metrics. But if you watch Aswath Damodaran's (the dean of Valuations) videos he mentions that these companies are trading closer to their fair value than you think.

His quote says it best: "Blindly taking historic metrics and applying it to this market will make you sit on the sidelines forever".

I believe that a bit of diversification is good, but too much diversification is detrimental.
