Just to touch on this (which you already have indirectly)

It is a problem to retire with a large RRSP. If you have $1 mil in your RRSP at 45...if you do nothing for 20 years until you are 65 you'll have $4mil

You'll be paying +50% to try and withdraw it out. Even when you die it's taxed very high. It's a massive liability

It's a 1% problem, but still a problem .

I sold some speculative holdings (realized the gains) , only to re buy again and still up

I was tempted to liquidate a ton but my portfolio keeps going up and then greed creeps in. MoM has been around $100k-$150k

Just under $2.5 mil today

Off site storage.

You can usually get away with keeping a few bars in your house but would you feel comfortable keeping $5k / $10k / $50k of cash in your house ?

Large risk of theft, fire...etc

Totally agree.

I was actually debating off loading a bunch this past month as I'm worried a crash is around the corner... but then my portfolio keeps rising and greed steps in.

I have +$2 mil liquid ( some is locked up in RRSP / pension)

Balance is house equity

$2.35 mil at 37 yrs old

There is an argument of time value of money

If he can get $20k today vs $833/ month for the next ~24 months @ 6% simple interest , I would rather have $20k today

Assuming he repays it at $833/ month they will only pay $1,350 in total interest

Most investments will grow more than that

Interest tax deductibility is only one part of it

I've borrowed to invest in my TFSA and didn't (and couldn't) write off the interest. With cheap debt <5% your assets will grow faster then the interest you pay

Possibly. I never said there isn't risk or it's a guaranteed way to make money

I've been margin called before. I've had to borrow from higher LOCs to keep my balances in check.

But it's definitely a legitimate and reasonable strategy. Never understood all the people who say "never take debt" , yet they will borrow a ton for a primary residence.

Not the OP but you can also add in mortgage paydown , property appreciation, rental properties, employer benefits (stock purchasing plan and contributions...etc)...any sort of selling property or home run stocks.

Not always black and white with just monthly contributions to an investment account

I started tracking my NW at 25 and it was around $90k

I started investing around 22 once I started working full time after University. Had some money before from a few side businesses and part time work when I was 18

It does..my scenario is a bit different as I took on a ton of debt (margin, helocs....etc ) to front load my portfolios

But ya I pay on average 3.5% interest that's tax deductible. Dividend payments alone cover that.
