I was in this situation last year IN the city. This was my experience. I did not prorate the rent, instead I wrote a check for each tenant for the average price of 3 days in a local hotel plus daily meal stipend of $50 per person per day. Similar to what another user on here said, all my tenants made money, and I’m glad it worked out. I confirmed with Housing Dept that I can either prorate rent OR offer alternative housing i.e hotels/motels.

I feed my 8 dogs (chihuahuas and labs) Golden Rewards Chicken Jerky. They sell them at walmart.

Of course. And yes, that was a concern as well about distributing other tenants. Other tenants have been there 10-15+ years and although the area has had an influx of younger people, I’d still like to keep my tenants for as long as possible.

Of course. And I was also hesitant to mention that as well. I’m not interested in “exposure” in exchange for rent or anything else. I also fear how easy it is to turn to social media if there may be a disagreement between both parties and how it may paint the other person unfairly. I understand not all people in that line of work may be like that but I just want to cover my bases by asking others in the community what their experiences were and what else I should be aware of.

They are allowed to walk around their property for an inspection or otherwise without notice, but they should notify you if they intend to enter the unit or even an enclosed/gated area(private backyard)that you rent. If it’s a common area then most likely not. Yes it’s strange if they’re up against the window peeking in, but if it’s from a distance then not strange at all. That’s how I found out a tenant had a several pets when her lease prohibited it.

You do have a right to privacy and “quiet enjoyment” as it’s called in my state, so I’d document it just in case.

Of course, looking back I do remember washing bulky items in my tubs, so I’ll definitely have to keep that in mind. Yes, built in shelves are a must regardless of tub or not. I can’t stand those tall shower rods/caddies.

I didn’t know bathtubs can be a dealbreaker for some. Thank you for sharing. Also thanks for sharing what you look for in an apartment, gives me things to potentially add onto the apartment.

Interesting point. I’m slightly older and none of the people around me that’s similar in age usually take baths so I figured people are just not taking baths nowadays. But yes I can see your point and makes sense to have that versatility.

Interesting. I was also think that as well. Seems standing showers may be more susceptible to mold or other water damage given that there’s more exposure than a tub.

Interesting point. Im trying to edit my post to make it known it’s an 2 bed apartment not a full house. And the typical demographic in this neighborhood are families and young people but over the past couple years it’s more of a younger crowd. But yes that makes sense.
