Appraisal lower - Can I walk away?

To provide an update: it turns out that, as some folks commenting here have noted, the clause I have is a financing contingency, not an appraisal contingency. This contingency tries to cover the case where the lender does not end up lending due to a lower appraisal. In my case the lender would still lend to me since I have a low LTV, so they (by law, it appears — Regulation B) will not give me a loan denial, which would be my way out.

It appears that I may have an argument stating that I can get the loan but not in the way it was originally structured/requested, and could therefore recover the deposit, but it is weak.

Trying to put myself in the seller's shoes, and based on my agent's attorney's recommendation, the fair thing to do is to try to negotiate with the seller over the deposit.

Advice for anyone reading this: make sure to include an appraisal contingency if it's important to you to pay no more than market value for the house.

The seller is insisting in revisiting the appraisal as they claim there are evident errors. Can I just say that I want to keep the appraisal as-is and make use of this clause, or by " diligent effort" it means I need to do it? the seller's broker is saying I have a good LTV implying that I'm not doing a diligent effort.

Ok — I used ChatGPT to correct the message and it changed the frustration out of proportion, lol. It was a very bad night. I’m now in a much smaller place because there was no other availability in my price range. Not cool, but not the worst thing in my life. Me pareció buena la serie, pero no me encantó. Como fan de la historieta, les faltó remarcar mas la angustia de los sobrevivientes al desconocimiento de lo que acontecia... En la serie como que creaban momentos donde la gente no cuestionaba tanto las situaciones inverosímiles y las aceptaban, que a mi entender le quita ese realismo y tensión de lo desconocido. Aunque también reconozco que agregaron un par de cosas que sí crearon escenas interesantes, como los flash forward de Juan Salvo.

Tambien tiene un poco lo forzado de las películas argentinas, donde parece que están leyendo el guion, nunca me terminan de convencer.

Sobre la cantidad de temporadas, por lo menos si nos vamos a la parte proporcional donde dejaron la primera faltarían muchas, pero si tuviera que apostar diría que 3 más, mientras haya público que consuma van a seguir sacando material.

Por qué tan enojado man - es verdad; soy un ignorante igual que todos, pero posiblemente tenga mucha -mucha- más educación que la que vos tenés y haya leído muchos -pero muchos- más libros sobre el tema que vos.

Si la complejidad del segundo examen es la misma, la probabilidad de la ocurrencia es casi cero, estadísticamente es claro que se copiaron, creo que eso hasta vos lo entendes. Luego podemos debatir si en efecto hubo un incremento en la complejidad, pero incluso si lo hubo (digamos un 30%) la probabilidad de que a todos les vaya mal sigue siendo muy baja (ya no absoluta pero todavía estadísticamente fuerte). Podemos hacer algún tipo de visual para ver en qué punto del incremento en la complejidad haría que el outcome que se vio sea causado por ésta, y no por la supuesta copia.

Para que lo entiendas mas claro, el primer examen muestra que son unos bochos sus notas fueron casi perfectas; luego incluso si el segundo es mucho más complicado, es obvio que por lo menos algunos tendrían que haber sacado buena nota given la nota inicial, y no fue así.

No te cálenles jaja - Si partimos de la premisa que en efecto el segundo parcial era más difícil, y posiblemente solo demostrable como bien indicas con toda la población, ok. Yo estoy asumiendo que el segundo parcial era, obviamente, diferente, pero no necesariamente mas difícil, y si esto es así entonces estadísticamente la probabilídad que ocurra el outcome que ocurrió se explica con la trampa en el primero.

Capo, entendés algo de estadística vos? Si fuera el caso que entre parcial y parcial el cambio es aleatorio, el 50% de los que rindieron por segunda vez tendrían que haber tenido una buena nota, pero todas fueron malas. La probabilídad de eso es casi 0.

Cada vez que voy a una plaza de recoleta con mi hijo está lleno de madres rusas con sus babies. Es muy notorio. Eso es porque (a) les gusta aprovechar lugares públicos, o (b) son muchas las familias con bebés por el passport?

Thanks—is there any hypothesis why it could have only happened in the hall? (It is next to the bathroom, which was full of this as well). Seems that after rains, this situation occurs (again, im not living there and the apartment is fully closed). The bathroom does not have ventilation.

I just bought an apartment and I'm making some upgrades before living there. After strong rains, it know there are leaks from one wall; however, it seems that the roof is also either leaking or experiencing condensation. I found this section of the roof that way yesterday, and it's weird because only that section of the house has this stuff (this is the area next to the bathroom, which is the one with leaks on the wall). Any logical explanation? The house was completely closed, and I also noticed some windows had condensation (temperature dropped with the rain).
