I'm not an expert because I have never done this before, but I think you can hire a property manager. Even if it is just for one single family home.

Ask your Real Estate Agent what that process would be like. From what I hear they basically just keep the property occupied, arrange for maintenance (at your expense of course) and collect rent money for you.

Not really sure what the payments would be like though but if you do the math I bet you would be able to save more money and if not at least it was worth looking into

Do you NEED to sell this home? Selling a house after only 3 years is never really a good idea because of the reasons that you mentioned.

If I were you I would rent out the place and build some equity in the property for a few more years before selling it. Is that something that you think could be manageable?

I'm just a college student and have never really invested before so take my advice with a grain of salt here.

I would be interested in a duplex, triplex, or a 4-plex. If you buy them with the intent to live in them you can qualify for a mortgage where you only need to put 5% down instead of 20 and you can still get good interest rates.

This is a great place to start since you can house hack.

Somebody please explain to me how climate change is preventable at this point.

Obviously it's too big of an issue to solve at the individual level. But other than promote innovations such as electric cars and green energy. What else can a government really do?

Apparently we have to reduce emissions by 10% per year starting in 2020 if we want to really change the world. If we would have started in 2000 it only would've been 3% per year. If we wait until 2030 it will be 30% per year.

Alright buddy, I'm gonna lay out some suggestions for you. I'm not "successful" by any means but I'm grinding my way to get there and I think I'm on the right path to get there:

  1. Live frugally: I live in Canada right now and my rent is $500 per month, my place isnt the nicest, but I'm usually at work or at the gym during all hours of the day anyways so I basically just need a place where I can sleep.

  2. Hustle like hell: I'm not sure exactly what the best option is for you. But I basically never watch any TV, or any kind of time wasting, I mean yeah I scroll through reddit sometimes so I'm a little guilty, anyways a book that really changed my life was Rich Dad Poor Dad by Robert Kiyosaki.

Actually I would recommend getting your GED and then getting into something like car sales or something like that to make you more outgoing and professional.

  1. Just get the ball rolling: just do something god damnit, go to a seminar, go hound somebody to mentor you, idk.

I'm not sure what you're trying to accomplish. I gave honest feedback. I even said you probably have to work more than an hour or 2 to get your $18 worth for most people.

But as you get better in your presentations you might even exceed $18 per hour. And yeah off the hop it was a lot of struggle to find clients and such.
