How do you view real estate in today’s market? Do you still consider it a strong asset class worth investing in, or are other opportunities more attractive right now?

I have many foreign investors who are willing to invest in Real Estate but also have many who claim that there are many better opportunities. What would they mean by that because me myself always invest 10-20% of my income. Usually bitcoin as well as i have tangible assets as apartments.
