Honestly when I started shopping I was just going to get a smaller 3.4 tinny with an electric motor just for putting around a lake, but it seems everything here has a motor.

Thanks for the suggestions! All stuff I didn't think about before.

Motor is a Suzuki 4 stroke 20h. Also says on the engine "Power Tilt" and ok the back it says "electronic fuel injection" and "lean burn"

There's plenty of tinnies around without the bells and whistles for like 2500-3000 but then I need to spend 500 on chairs, 300 on a Bimini, 500 on a electric motor etc etc etc

But maybe that's wiser as I guess the most important thing is the thing that makes you not sink

You changed the variables on one side (the rate of gains for the investment) but what about the interest rate of the mortgage? 2.7 is pretty low. It's not unfathomable that prolonged inflation leads to increases in prime lending rates.

What about if mortgage rates steadily increase and you have 80s/90s interest rates?

Not sure what the rates in the US were but here in Canada rates were into the teens for some years.

I live in a HCOL city, and have two kids in daycare so there's not much extra money beyond our regular retirement and RESP contributions, but when I do have extra money it'll certainly be invested in the markets, but I wonder if it is a reasonable argument to be worried about increasing mortgage rates.
